Mission

Community housing network's (chn) mission is to strengthen communities by connecting people to housing resources. This is accomplished by providing affordable housing, administering supportive housing, being a leading provider of homeless prevention and rapid re-housing resources, and offering other housing programs including housing counseling, foreclosure prevention counseling and financial counseling. Through these programs chn serves people who are homeless or at risk of homelessness, people with disabilities, people with low incomes, and other vulnerable people in southeast michigan.

Upon satisfactory review, the board finance committee makes a recommendation to the board executive committee for final approval. Once the board executive committee gives final approval, the final form 990 is given to each director of the board.

Construction began on 32 scattered-site, single family lease-to-purchase homes in unity park, pontiac, and expected to be completed in january 2015. Eight of the homes are permanent supportive housing with vouchers and all of the homes are visitable. Launched the chn housing hub blog, www.chnhousinghub.com, to share the tremendous amount of knowledge we continue to acquire in a wide range of housing issues which is very useful for our stakeholders, such as community partners, program participants, funders, donors and the media. Community housing network received certification as a community housing development organization (chdo) from oakland county.

PART X, LINE 2:

Community housing network, inc. And independent choice non-profit housing corporation have received notification that they qualify as tax-exempt organizations under section 501(c)(3) of the u.s. Internal revenue code and corresponding provisions of state law and, accordingly, are not subject to federal or state income taxes on related income. Unrelated business income may be subject to taxation. Midwest resource partners, llc is a single member limited liability corporation, with community housing network, inc. As the single member. Midwest resource partners, llc is treated as a disregarded entity for tax purposes, with all activity included in the single member's tax filings. Oakland housing partners, inc., oakland housing partners ii, inc., oakland housing partners iii, inc. And macomb innovative development group, inc. Are for-profit corporations, with minimal activity during the year. Chn unity park ii ldha lp and chn grafton ldha lp remain in the project development stage at september 30, 2014. The organization follows guidelines included in standards relating to the accounting for uncertainty in income taxes. The tax effects from an uncertain tax position can be recognized in the combined financial statements, only if the position is more likely than not to be sustained on audit, based on the technical merits of the position. The organization recognizes the financial statement benefit of a tax position only after determining that the relevant tax authority would be more likely than not to sustain the position following an audit. For tax positions meeting the more likely than not threshold, the amount recognized in the combined financial statements is the largest benefit that has a greater than 50 percent likelihood of being realized, upon ultimate settlement with the relevant tax authority. Based on its evaluation, the organization has concluded that there are no significant uncertain tax positions requiring recognition in its combined financial statements. The organization is no longer subject to u.s. Federal income tax examinations by the internal revenue service for the years before september 30, 2011. The organization is not currently under examination by any taxing jurisdiction.

THE PROJECTS FOR ASSISTANCE IN TRANSITION FROM HOMELESSNESS (PATH) TEAM REACHED OUT TO 507 HOMELESS INDIVIDUALS, OF WHICH 194 WERE ENROLLED IN THE PROGRAM AFTER MEETING ELIGIBILITY CRITERIA AND PROVIDING CONSENT. THE EMERGENCY SOLUTIONS GRANT PROGRAM ASSISTED 360 INDIVIDUALS IN OAKLAND COUNTY WITH LIMITED FINANCIAL ASSISTANCE FOR HOUSING AND/OR CASE MANAGEMENT. TWELVE IN-OFFICE PRELIMINARY AND VOUCHER BRIEFINGS WERE FACILITATED WITH ASSIGNED MSHDA HOUSING AGENTS AS PART OF A NEW SYSTEM TO EXPEDITE THE VOUCHER PROCESSING FOR THOSE PULLED FOR MSHDA HOMELESS PREFERENCE VOUCHERS. OUR HOUSING COUNSELING PROGRAM PROVIDED HOMEBUYER EDUCATION TO 451 HOUSEHOLDS ASSISTING THEM IN THE PURCHASE OF A NEW HOME. OUR FORECLOSURE PREVENTION SERVICES ASSISTED 771 HOUSEHOLDS EXPERIENCING MORTGAGE OR PROPERTY TAX DELINQUENCY.OUR WAYNE OFFICE REACHED A MILESTONE IN 2014 WHEN TOTAL ASSISTANCE PROVIDED TO CHN CLIENTS THROUGH THE STEP FORWARD MICHIGAN MORTGAGE AND PROPERTY TAX ASSISTANCE PROGRAM EXCEEDED $1 MILLION IN ASSISTANCE, WHICH REPRESENTS THE PRESERVATION OF $8 MILLION OF REAL ESTATE VALUE. DEVELOPMENT:A TOTAL OF 706 INDIVIDUALS AND FAMILIES WERE SUPPORTED THROUGH THE 2013 HOLIDAY SEASON ANNUAL ADOPT A FAMILY PROGRAM. VOLUNTEER OPPORTUNITIES TOTALED 10,865 HOURS OF SERVICE, MUCH OF THAT WAS CONTRIBUTED BY FOUR AMERICORPS MEMBERS. HOUSING DEVELOPMENT:AN $11 MILLION HOUSING TAX CREDIT RESERVATION WAS SECURED THROUGH THE MICHIGAN STATE HOUSING DEVELOPMENT AUTHORITY TO CONSTRUCT A 48-UNIT MULTIFAMILY GRAFTON TOWNHOMES DEVELOPMENT IN EASTPOINTE. TWELVE OF THE UNITS WILL BE PERMANENT SUPPORTIVE HOUSING UNITS, EIGHT OF WHICH WILL BE BARRIER-FREE. THE FEDERAL HOME LOAN BANK OF INDIANAPOLIS AWARDED $380,000 THROUGH THE AFFORDABLE HOUSING PROGRAM FOR THE PROJECT. GROUNDBREAKING FOR GRAFTON TOWNHOMES IS SCHEDULED FOR APRIL OF 2015. CONSTRUCTION OF THE 32 SINGLE-FAMILY HOMES IN PHASE I OF UNITY PARK RENTALS IN PONTIAC WILL BE COMPLETE IN JANUARY OF 2015. ALL OF THE UNITY PARK LEASE-TO-OWN UNITS WILL BE FULLY LEASED AND OCCUPIED UPON COMPLETION OF CONSTRUCTION. ELEVEN PERMANENT SUPPORTIVE HOUSING UNITS IN OAKLAND COUNTY WERE ACQUIRED AND REHABILITATED, EACH UPDATED WITH ENERGY EFFICIENT MATERIALS THROUGHOUT, WITH HOME OF MY OWN PRESERVATION FUNDING THROUGH OAKLAND COUNTY COMMUNITY MENTAL HEALTH AUTHORITY AND THE FEDERAL HOME LOAN BANK OF INDIANAPOLIS. AS A CHDO, CHN SECURED $260,000 IN HOME FUNDS FROM OAKLAND COUNTY TO PURCHASE AND REHABILITATE TWO HOMES IN THE UNITY PARK, PONTIAC, NEIGHBORHOOD. THESE UNITS ARE IN DEVELOPMENT AND WILL BE AVAILABLE FOR SALE TO HOMEBUYERS AT OR BELOW 80% AMI. IN TOTAL, CHN CONSTRUCTED OR RENOVATED 60 UNITS OF AFFORDABLE HOUSING FOR PEOPLE IN NEED. IN ADDITION, THERE ARE 48 UNITS CURRENTLY IN THE DEVELOPMENT PROCESS. PROPERTY MANAGEMENT:PROVIDED PROPERTY AND LEASING MANAGEMENT FOR 2,712 UNITS OF AFFORDABLE HOUSING SERVING AS RESIDENCES FOR PEOPLE WITH DISABILITIES IN OAKLAND, MACOMB, WAYNE AND ST. CLAIR COUNTIES. GETTING MY OWN ADDRESS:THE GETTING OWN ADDRESS (GMOA) PROGRAM WAS EXPANDED AND REACHED 777 PEOPLE THROUGH PRESENTATIONS, TWO OAKLAND COUNTY SUPPORT GROUPS, INDIVIDUAL COUNSELING AND NETWORKING OPPORTUNITIES. SINCE SEPTEMBER 2011, THE GMOA PROGRAM HAS SERVED 3,522 PARTICIPANTS.WORKING WITH CONTINUUM OF CARE BODIES PROGRAM:WRAPPED UP THE WORKING WITH CONTINUUM OF CARE BODIES PROGRAM BY PROVIDING CONTINUED ACCESSIBILITY BY MAKING THE GUIDE CURRICULUM AVAILABLE ON FLASH DRIVES WITH ASSISTIVE TECHNOLOGY IN MULTIPLE FORMATS.
