Next step network engages its auditing firm to prepare the irs form 990, using information gathered from the annual audit as well as supplemental information provided by next step network's staff. Upon completion, the president & founder reviews the draft and makes amendments and/or corrections as needed. If necessary, the draft form is then passed to the finance committee of the board of directors. This committee reviews the form and makes amendments and/or corrections as needed. The committee approves the final draft of the form, and submits it to the president & founder for signature. A copy of the form is distributed to the full board, and members are afforded the opportunity to pose questions about the form.

Form 990, Page 6, Part VI, Line 12C

Each year, officers, directors, and employees receive a copy of the conflict of interest policy and, on the form attached, indicate whether or not they believe they have a conflict and, if so, what they believe the nature of that conflict to be. The executive committee of the board reviews each statement and takes action to investigate and, if necessary, resolve the conflict.

The board of directors performs a review of the president & founder's compensation periodically. The executive committee charges the human resource committee to research execute officer compensation levels for organizations similar in size, revenue, and mission - both at the local and national level. The human resources committee performs this research, compiles the information, and submits it to the executive committee. The executive committee reviews the information, sets the level of compensation, and reports to the board of directors. The research and the processes are documented at the time that they are performed; the process takes approximately two months to complete. As the organization does not financially compensate other board members, and has no key employees, a process for determining a compensation for officers or staff is not necessary.

Next step network, inc. Is a national, nonprofit housing intermediary that works to promote expanded use of factory-built housing as a viable solution to address housing affordability. Our organization mobilizes a national network of mission-driven nonprofits, leaders in the manufactured housing industry and lending institutions serving home buyers and homeowners in their communities. Next step's system - manufactured housing done right - connects responsible financing, comprehensive homebuyer education and delivery of high-quality, energy star manufactured homes at scale, creating a model that brings more value to the homeowners and communities. In 2014, next step homes, llc, was created - with next step network, inc. As its sole parent. Next step homes, llc has a contractual agreement with next step network, inc. To facilitate the ordering, manufacture, sales, and installation of factory-built homes to a national network of nonprofit housing and community development organizations. In addition to facilitating home orders, next step homes provides consulting and fee-for- service for project planning and relationship management to nonprofit and industry organizations. In 2016, next step network, inc. Entered into a contractual agreement with freddie mac to conduct a smartmh pilot over two years to build infrastructure, raise awareness, and train partners for a homebuyer counseling referral program with lenders and manufactured housing retailers in kentucky. The pilot was successful, and the contract was renewed through december 2019 with freddie mac supporting program expansion to tennessee, north carolina, texas, southern california and mississippi. As freddie mac deliverables are achieved, next step network, inc. Submits a monthly invoice for payment of service. This revenue is considered earned revenue and is not grant revenue. Next step also expanded its network membership to include additional nonprofit agencies, as well as retailers lending institutions and other industry partners, in addition to introducing a dues structure for membership. Next step also entered into a contract with fannie mae to provide training to housing counselors.

ENTERED INTO A CONTRACTUAL AGREEMENT WITH FREDDIE MAC TO CONDUCT A SMARTMH PILOT OVER TWO YEARS TO BUILD INFRASTRUCTURE, RAISE AWARENESS, AND TRAIN PARTNERS FOR A HOMEBUYER COUNSELING REFERRAL PROGRAM WITH LENDERS AND MANUFACTURED HOUSING RETAILERS IN KENTUCKY. THE PILOT WAS SUCCESSFUL, AND THE CONTRACT WAS RENEWED THROUGH DECEMBER 2019 WITH FREDDIE MAC SUPPORTING PROGRAM EXPANSION TO TENNESSEE, NORTH CAROLINA, TEXAS, SOUTHERN CALIFORNIA AND MISSISSIPPI. AS FREDDIE MAC DELIVERABLES ARE ACHIEVED, NEXT STEP NETWORK, INC. SUBMITS A MONTHLY INVOICE FOR PAYMENT OF SERVICE. THIS REVENUE IS CONSIDERED EARNED REVENUE AND IS NOT GRANT REVENUE. NEXT STEP ALSO EXPANDED ITS NETWORK MEMBERSHIP TO INCLUDE ADDITIONAL NONPROFIT AGENCIES, AS WELL AS RETAILERS LENDING INSTITUTIONS AND OTHER INDUSTRY PARTNERS, IN ADDITION TO INTRODUCING A DUES STRUCTURE FOR MEMBERSHIP. NEXT STEP ALSO ENTERED INTO A CONTRACT WITH FANNIE MAE TO PROVIDE TRAINING TO HOUSING COUNSELORS.
