“Next step network engages its auditing firm to prepare the irs form 990, using information gathered from the annual audit as well as supplemental information provided by next step network's staff. Upon completion, the president & founder reviews the draft and makes amendments and/or corrections as needed. If necessary, the draft form is then passed to the finance committee of the board of directors. This committee reviews the form and makes amendments and/or corrections as needed. The committee approves the final draft of the form, and submits it to the president & founder for signature. A copy of the form is distributed to the full board, and members are afforded the opportunity to pose questions about the form.”
“Each year, officers, directors, and employees receive a copy of the conflict of interest policy and, on the form attached, indicate whether or not they believe they have a conflict and, if so, what they believe the nature of that conflict to be. The executive committee of the board reviews each statement and takes action to investigate and, if necessary, resolve the conflict.”
“The board of directors performs a review of the president & founder's compensation periodically. The executive committee charges the human resource committee to research execute officer compensation levels for organizations similar in size, revenue, and mission - both at the local and national level. The human resources committee performs this research, compiles the information, and submits it to the executive committee. The executive committee reviews the information, sets the level of compensation, and reports to the board of directors. The research and the processes are documented at the time that they are performed; the process takes approximately two months to complete. As the organization does not financially compensate other board members, and has no key employees, a process for determining a compensation for officers or staff is not necessary.”

“Next step's mission is to put sustainable homeownership within everyone's reach while transforming the manufactured housing industry through consumer education, energy efficiency, and affordability. Our social enterprise model comprises a parent nonprofit (next step network), dedicated to education, training, and advocacy, and a subsidiary (next step homes) that facilitates the purchase and sale of homes from manufacturers and earns revenue from manufacturers, developers, etc. Next step is a collaboration between social enterprise and private business that creates more value for the homebuyer than one actor alone. For more than a decade, next step has trained nonprofit organizations and mission-driven entities on the manufactured housing done right model, which allows them to reduce their construction costs, increase their production efficiencies, and increase their homes' long-term appreciation. They also support low-income homebuyers with education and access to quality mortgage loans. The next step homes' brand promises the industry's highest quality and energy-efficiency standard available today. We solve these three problems for our homebuyers: 1) increase access to a lower-cost home for homeowners locked out of the market, 2) lower the overall operating cost of homeownership through energy star+ efficiencies, 3) increase equity and resale value, providing a tool to break intergenerational cycles of poverty. In 2021, next step completed participation in the dela programme, a global accelerator to offer a space for scaling socially driven initiatives co- created by ashoka and ikea social entrepreneurship. The systems change principles taught as a part of this engagement informed our new five-year strategic plan to scale our impact in communities nationwide. Additionally, next step joined the underserved mortgage markets coalition - a coalition of housing advocacy organizations dedicated to better serving traditionally underserved housing markets, including manufactured housing.”

FOR MORE THAN A DECADE, NEXT STEP HAS TRAINED NONPROFIT ORGANIZATIONS AND MISSION-DRIVEN ENTITIES ON THE MANUFACTURED HOUSING DONE RIGHT MODEL, WHICH ALLOWS THEM TO REDUCE THEIR CONSTRUCTION COSTS, INCREASE THEIR PRODUCTION EFFICIENCIES, AND INCREASE THEIR HOMES' LONG-TERM APPRECIATION. THEY ALSO SUPPORT LOW-INCOME HOMEBUYERS WITH EDUCATION AND ACCESS TO QUALITY MORTGAGE LOANS. THE NEXT STEP HOMES' BRAND PROMISES THE INDUSTRY'S HIGHEST QUALITY AND ENERGY-EFFICIENCY STANDARD AVAILABLE TODAY. WE SOLVE THESE THREE PROBLEMS FOR OUR HOMEBUYERS: 1) INCREASE ACCESS TO A LOWER-COST HOME FOR HOMEOWNERS LOCKED OUT OF THE MARKET, 2) LOWER THE OVERALL OPERATING COST OF HOMEOWNERSHIP THROUGH ENERGY STAR+ EFFICIENCIES, 3) INCREASE EQUITY AND RESALE VALUE, PROVIDING A TOOL TO BREAK INTERGENERATIONAL CYCLES OF POVERTY.
