IRS990/Desc0Broadway Housing Communities currently manages seven housing developments in the Washington Heights and West Harlem communities of New York City. A total of 414 units of affordable housing augmented by supportive services represent a showcase of innovation in affordable housing and community development. BHC's approach to serving very low income individuals and families is distinctive both for its integrated tenancy inclusive of those with special needs, as well as the active engagement of tenants in the management of their own housing. A 24/7 front desk system in place at each of the seven buildings provides not only security and round-the-clock observation but also opportunities for residents to work part time. In addition to being the "eyes and ears" of the buildings, front desk staff develop valuable skills including use of a building management system which enables instantaneous communication to administration via front desk console computers. Broadway Housing Communities' first five buildings primarily serve single adults. With the 2003 opening of Dorothy Day Apartments, the focus was broadened to include children and families in greatest need. Designed as a comprehensive approach to serving high risk families, the building's services include an early childhood program for 51 resident and neighborhood children, literacy programs for youth and for adults, on site educational advocacy services for resident children from k-12 and into college. A year round calendar of cultural, civic and educational weekend and evening events enriches the lives of those who attend. Two art galleries serve as venues for local emerging artists, and allow the both residents and community members to experience art, to meet artists and to discover their own creative abilities. The educational paradigm which has worked so well in meeting the needs of families and children are replicated in Broadway Housing Communities' seventh building, the Sugar Hill Project. This development, located in the Harlem's historic Sugar Hill district, provides 124 permanent, rent stabilized affordable apartments targeting struggling families. All 124 affordable apartments, including 25 set aside for households exiting the NYC shelter system, were occupied in 2014. As with Dorothy Day Apartments, the Sugar Hill Project will promote an inclusive and integrated tenancy. Staff will not only provide family services for the resident families, but will be actively engaged with community families as well. The Sugar Hill Project also includes a licensed early childhood center which opened in september 2014 and has the capacity to serve up to 200 children from birth to five and their families. It is located on the ground level adjacent to the project's cultural capstone - a Children's Museum of Art & Storytelling scheduled to open in 2015. The inclusion of a cultural institution designed to serve children and families is a natural extension of our service model which engages families and children in creating vibrant communities. The museum will offer art making space, exhibit space and performance space and will serve a broad audience of community members, school groups and visitors from near and far.
