The organization holds security deposits paid by the tenants that are refundable upon completion of leasing agreements.

PART X, LINE 2:

No provision for income taxes has been made in these financial statements. The project is a non-profit corporation and, therefore, is exempt from federal and state income taxes. The project is not a private foundation, and contributions to the project qualify as a charitable tax deduction by the contributor. The project's 2011 through 2013 income tax returns are subject to examination by federal and state authorities in accordance with prescribed statutes. The project has not been examined for any open years.

SERVICES WERE DESIGNED TO MEET THEIR PHYSICAL, SOCIAL AND PSYCHOLOGICAL NEEDS AND TO PROMOTE THEIR HEALTH, SECURITY, AND HAPPINESS IN LONGER LIVING THROUGH A CHRISTIAN PERSPECTIVE. GOOD SHEPHERD HOMES, INC. WAS A PART OF A 30 ACRE SENIOR LIVING CAMPUS IN SAUK RAPIDS, MINNESOTA WHICH INCLUDED SKILLED NURSING FACILITY CARE, SUB-ACUTE/SHORT TERM REHABILITATION SERVICES, HOME DELIVERED MEALS, CONGREGATE DINING, SKILLED HOME CARE SERVICES, ASSISTED LIVING SERVICES, MEMORY CARE SERVICES, AND INDEPENDENT LIVING APARTMENTS. ALL THE BUILDINGS WERE CONNECTED THROUGH ENCLOSED LINKS ALLOWING TENANTS TO FREELY MOVE BETWEEN BUILDINGS TO MEET FRIENDS OR ENJOY A WALK INSIDE AVOIDING HARSH MINNESOTA WINTER CONDITIONS. DURING 2002, GOOD SHEPHERD HOMES ENTERED INTO AN ASSISTED LIVING CONVERSION GRANT AGREEMENT WITH THE U.S. DEPARTMENT OF HOUSING AND URBAN DEVELOPMENT (HUD) TO CONVERT THE APARTMENTS INTO POTENTIAL ASSISTED LIVING UNITS. AFTER THE CONSTRUCTION WAS COMPLETED, GOOD SHEPHERD HOMES WAS ABLE TO GIVE PRIORITY ON THEIR WAITING LIST FOR THOSE POTENTIAL TENANTS WHO REQUIRED ASSISTED LIVING SERVICES. IF A TENANT OF GOOD SHEPHERD HOMES NEEDED SERVICES BEYOND SIMPLE HOUSING, SUCH AS MEALS, HOME CARE, OR ASSISTED LIVING, THOSE SERVICES WERE MET BY GOOD SHEPHERD LUTHERAN HOME OF SAUK RAPIDS, MINNESOTA STAFF IN THE TENANT APARTMENT. THIS ALLOWED THE TENANT TO REMAIN IN THEIR HOME FOR AS LONG AS POSSIBLE. INDEPENDENT TENANTS WERE WELCOME TO JOIN ANY ACTIVITY PROGRAM OFFERED TO THE TENANTS WITH ASSISTED LIVING SERVICES. EXERCISE PROGRAM, POKENO, CARD CLUBS, BINGO, MOVIE NIGHT, QUILTING BEE, OUTSIDE MUSIC GROUPS, OUTSIDE SPEAKERS TO DISCUSS AREAS OF CONCERNS SUCH AS SCAMS AND MEDICARE QUESTION & ANSWER, REMINISCING TIMES, AND RED HAT SOCIETY WERE JUST A FEW OF THE ACTIVITIES THAT OCCURRED AT GOOD SHEPHERD HOMES. THE CAMPUS ALSO HAD A HANDICAPPED BUS THAT WAS USED BY TENANTS FOR WEEKLY GROCERY SHOPPING TRIPS. THE BUS WAS USED FOR MONTHLY OUTINGS TO VARIOUS DEPARTMENT STORES, FABRIC/CRAFT STORES, THE LOCAL MALL, AND OTHER VARIOUS LOCAL BUSINESSES. THE BUS ALSO PROVIDED TRANSPORTATION TO OTHER OUTINGS SUCH AS THE ANNUAL ROTARY THANKSGIVING MEAL, DINNER WITH SANTA, AND OTHERS. THE BUS WAS SOLD IN MARCH 2014. THE FACILITY WILL NOW UTILIZE METRO BUS FOR ITS TRANSPORTATION NEEDS.THE CAMPUS INCLUDED A CHAPEL WHERE VARIOUS FAITH DENOMINATIONS CAME TO PROVIDE WEEKLY SPIRITUAL SERVICES. THE ENCLOSED LINKS ALLOWED TENANTS TO WALK TO THE CHAPEL WITH EASE. THE CHAPEL WAS OPEN 24 HOURS AND TENANTS WERE WELCOME TO USE THE CHAPEL WHENEVER NEEDED. THE CHAPEL HAD BEEN THE SITE FOR WEDDINGS, BAPTISMS, FUNERALS, AND FAMILY REUNIONS. GOOD SHEPHERD HOMES ALSO RECEIVED FUNDING FROM HUD FOR A SOCIAL SERVICE COORDINATOR TO ASSIST TENANTS WITH THEIR PSYCHOSOCIAL NEEDS. TENANTS MET WITH THE SOCIAL SERVICE COORDINATOR TO DISCUSS SERVICES THAT WERE NEEDED, SUCH AS ASSISTANCE WITH PAYING OF BILLS, AND VARIOUS OTHER SERVICES. THE APARTMENT MANAGER WAS ONSITE 20 HOURS PER WEEK TO ASSIST TENANTS WITH SERVICES AS WELL.TENANTS OF GOOD SHEPHERD HOMES HAD MONTHLY TENANT COUNCIL MEETINGS TO DISCUSS WITH MANAGEMENT PROGRAMMING THAT WERE WORKING WELL AND ITEMS THAT MAY HAVE NEEDED TO BE IMPROVED UPON. THE CAMPUS ALSO INCLUDED A FOUNDATION THAT RAISED FUNDS SO THAT GOOD SHEPHERD HOMES COULD HAVE A COMPUTER IN ITS COMMON AREA FOR ALL TENANTS TO USE. VOLUNTEERS WERE HELPING TENANTS LEARN TO USE SKYPE, FACEBOOK, AND E-MAIL TO KEEP IN TOUCH WITH THEIR FRIENDS AND FAMILIES. OTHER TENANTS BEGAN TO ORDER THEIR GROCERIES, DO BANKING, AND TAKE CARE OF OTHER NEEDS ONLINE TO BE DELIVERED TO THEIR APARTMENT USING THE COMPUTER IN THE COMMON AREA.
