Mission

Housing Partnership is a not-for-profit community development organization partnering with communities to change the odds for our children and families facing social, emotional and financial adversity.

Major Activities

Activity 2
The Mentoring at the Bridges programs are currently run in Belle Glade, Pahokee and Highland Elementary in Lake Worth. These programs support our mission to build healthy communities and improve the quality of life of children and families. The mentored youth have an opportunity to form lasting relationships with significant mentors who provide guidance and support. Participation in a nurturing, stable relationship with an adult in their life increases their protective factors. Our mentoring programs are based on The Elements of Best Practices. The mentors and mentees meet and participate in structured activities at school-based sites during the traditional after school hours. All programs are funded by Children's Services Council of Palm Beach County. We facilitated over 70 mentor / mentee matches this year, several of which have been sustained for multiple years.

The Youth Enrichment Academies (YEA) are licensed after school programs serving school-aged children aged 5 - 12 years old living in Belle Glade and Pahokee. IRS990/ActivityOther/Description0Safe Kids of Palm Beach County is a community based program that offers safety education and materials to families to decrease accidental injuries in children from birth to 14 years of age. We offer educational materials for all injury mechanisms including drowning prevention, home safety, pedestrian safety, bicycle safety and child passenger safety. The Safe Kids Program is funded by the Nicklaus Children's Health Care Foundation. Unintentional and preventable injuries are the leading causes of death for children under the age of 14 in the United States.Motor vehicle crashes are the leading cause of death to children ages 2 to 14 and the leading cause of injury-related deaths for children under 2.Every year more than 830 children ages 13 and under die as a result of unintentional drowning and on average an annual 3,600 injuries occur to children due to near-drowning incidents.Every year approximately 140 children are killed as bicyclists and more than 275,000 children sustain non-fatal bicycle injuries.Every year an average of 2,096 children ages 14 and under die as a result of home injuries.Every year approximately 103 children die from fall-related injuries and over 2.3 million fall-related injuries in children are reported. Every year an estimated 14 million unintentional injuries are sustained by children less than 14 years of age and of these injuries 10% - 25% occur in and around schools.Every year more than 100 children ages 14 and under die as a result of unintentional poisoning and more than 1.2 million unintentional poisonings
IRS990/ActivityOther/Description1The Housing Services Division assists families to break through barriers that keep them from the housing of their choice. The focus of the Housing Services Division services is: 1) to help families gain access to and to preserve sustainable, safe, and decent housing; 2) to maximize resident choice and potential in the market; and 3) to empower consumers with housing knowledge and effective coordination of available public and private resources (including our Clinical Services & Community Services) at numerous points in the housing continuum. Our Homeownership Programs include HUD certified Homebuyer Counseling and Education, Foreclosure Intervention, as well as Nonprofit Mortgage Lending, Prosperity Center Services and Community Land Trust Homes. Housing Partnership operates a foreclosure intervention program that specializes in obtaining sustainable loan modifications. The staff act as zealous advocates on behalf of at-risk homeowners with loan servicers in order to get sustainable modifications.Since the program's inception less than a year ago, our staff have saved more than 200 homes from foreclosure, all with sustainable loan modifications. This program operates differently than many foreclosure prevention programs in that the counselors spend an average of six hours per client negotiating affordable mortgage modifications with loan servicers rather than merely providing clients with the contact information and a modification package. Our counselors find that clients are typically offered multiple modification offers that do not meet the criteria required by the Making Home Affordable Program, and that many loss mitigation personnel are ill-equipped to offer positive terms. As a nonprofit lender, we want our customers to have the confidence that we share the same interest - that the customers maximize their potential and know that they are on solid ground. Housing Partnership offers competitive mortgage products for first mortgages and down payment and closing cost assistance at low interest rates. Though you may have some credit challenges and limited savings, we may have a mortgage product that fits your needs. We tailor loans to suit your household, so that your monthly payments will remain affordable over the long haul.All of the lending products we offer have fixed interest rates. Our FHA mortgages allow homebuyers to reduce the required down payment to as low as 3.5%. IRS990/ActivityOther/Description2Persons with special needs often face significant challenges in finding and maintaining decent, affordable housing. Our supportive housing services are designed to help overcome these barriers. We serve adults with a chronic mental illness and addictions, extremely low-income families with special needs and households with disabilities.Many clients served by our counselors have a history of hospitalization or other institutionalization -some have been homeless. Many clients depend on SSI or TANF for income and have nonexistent or poor rental and credit histories. Some clients have multiple disabilities, but they are effectively able to live in the community with additional reassurance, support and explanations of issues. Services include help locating housing, understanding rights and responsibilities of tenancy, matching roommates, making home visits, providing support and resources, and assisting in connecting clients to services that allow them to maintain their independent housing. In the past two years, 100% of clients have reported improvement in their housing situation. HPI is also a nonprofit housing authority and administers 75 Housing Choice Vouchers for households of persons with disabilities.Housing Partnership has developed several housing resources internally and with partners to improve the lives of our supportive housing clients. Celtic Apartments - 8 two BR units in Lake Worth, acquired and rehabbed through Resolution Trust Corporation & HOME funds.St. Charles Place - first (and only) HUD 811 project in PBC, with 11 one BR units in West Palm. $1.3 million HUD grant. Rent is 30% of income.Recovery Village - 6 unit residence in West Palm Beach for formerly homeless single mothers and their children. Acquired and rehabbed through Resolution Trust CorporationCrossroads - 4 townhomes providing independent living opportunities for young adults transitioning out of foster care and/or the children's mental health system.Partners for Change Residential Program - 26 bed - short term transitional facility assisting adults with substance abuse and mental health issues to successfully re-enter the community. Program is in partnership with the Center for Family Services and operates according to the Client-Directed Outcome Informed (CDOI) approach. Mangonia Residence-192 unit one BR units in West Palm, restricted to residents over 62 and persons with disabilities.Clipper Cove - 340 unit mixed income development in Boynton Beach. This is a beautiful property with pools, tennis, etc.Partner Landlords - work with multiple landlords in community, often pairing compatible roommates to share a 2BR unit to achieve affordability.

IRS990/Description0Beacon Center programs function as a community center on the campus of public schools in disenfranchised neighborhoods. Beacon Centers are founded on the themes of family strengthening and community building. They are unique hubs for community development, offering assistance to families with a host of available services: A Family Resource Center, referrals to resources, family enrichment activities, parenting workshops, health and nutrition education, financial fitness workshops, adult education via computer, GED and ESOL classes, social and recreational activities, after-school enrichment, mentoring, capacity building workshops, community events, including health fairs, and child care during evening programming. Our Beacon Centers will be transitioning to a more focused model called Bridges starting October 2010. Bridges are gathering places that connect local families to community resources so more children are born healthy, remain free from abuse and neglect, are ready for kindergarten, and are on grade level by the end of 3rd grade. Bridges are a program of and funded by, Children's Services Council of Palm Beach County.The services available through Bridges focus on giving children the best possible start in life. Because children given the fundamental tools for success are less likely to drop out of school, get pregnant, abuse drugs or end up in prison. This benefits our whole society. Simply put, what happens today makes a difference tomorrow.Bridges support a community-networking concept that coordinates services; reduces duplication of efforts; engages residents; and builds partnerships among businesses, nonprofits, municipalities, and civic and religious groups.The Bridges locations have experience in community engagement and long-standing relationships within their neighborhoods and beyond. While each Bridges will be tailored to its community needs, most will include the following: health and wellness information; support for parents in raising their children; access to medical care for pregnant women and young children; and links to programs that engage teens to make healthy choices. IRS990ScheduleD/Form990ScheduleDPartXIV/Explanation0HPI is exempt from income taxes under Section 501(c)(3) of the Internal Revenue Code of 1986 and have been classified as publicly supported organizations, which are not a private foundation under 509(a) of the Code. HPI did not engage in any unrelated business activities during the year ended September 30, 2010, and accordingly there is no provision for income taxes reflected in the accompanying consolidated financial statements. HPI adopted FASB ASC 740-10, Accounting for Uncertainty in Income Taxes. This standard seeks to reduce the diversity in practice associated with certain aspects of measurement and recognition in accounting for income taxes. It prescribes a recognition threshold and measurement attribute for financial statement recognition and measurement of a tax position that an entity takes or expects to take in a tax return. An entity may only recognize or continue to recognize tax positions that meet a "more likely than not" threshold. HPI assess the income tax positions based on management's evaluation of the facts, circumstances, and information available at the reporting date. HPI uses the prescribed more likely than not threshold when making the assessment. At adoption, HPI did not record any cumulative effect adjustment, and accordingly did not accrue any interest expense or penalties related to tax positions. There are currently no open Federal or State tax years under audit.
