“The day-to-day management responsibilities have been contracted through the Young Women's Christian Association Northeast Tennessee and Southwest Virginia. The services provided include organizing and supervising the daily business operations of the premises. Those include rental agreements, price structure, approval of invoices, negotiations with suppliers, approval of employee timesheets, receiving monies from rental agreements and other sources and remitting the same to the subsidiary on a weekly basis, developing standard operational procedures and guidelines regarding the management, rental, and maintenance of the premises for consistency in operational oversight, marketing the premises' rental spaces, including tours, website, print and social media, providing HR management, including supervising and recommending the hiring and retention of employees and developing job descriptions and policies, and supervising the preparation of the premises and routine maintenance and repairs of the premises. The Foundation expressly withholds from the YWCA any power or authority to make structural changes or other alterations or additions to the Train Station or fixtures or equipment therein.”
