The project is managed by caritas management corporation, a c corporation directly controlled by mission housing development corporation. Mission housing development corporation is a california nonprofit public benefit corporation related to the corporation by common members of the board of directors. Caritas is responsible for the day to day operations of the low income housing project, including maintenance of accounting records, rent collection, facility maintenance, etc.

During the year, the organization donated $21,344,300 to mission housing development corporation, a related california nonprofit benefit corporation, in general support to be used for mhdc's exempt purpose of providing affordable housing to low-income families, the handicapped and elderly.

Form 990, Part III, Line 3: Ceased Conducting or Significant Changes To Services

On july 10, 2015, the organization sold the land, buildings and improvements constituting the low income housing project it was operating to mhdc betel, l.p. The sale of the project to the limited partnership was made for the purpose of obtaining funds from an investor limited partner to fund rehabilitation of the property. After rehabilitation of the property, it will continue to be operated as a low income housing project.

The corporation has been granted tax-exempt status by the internal revenue service under code section 501(c)(3) and by the california franchise tax board under code section 23701(f). The organization believes that it does not have any uncertain tax positions that are material to the financial statements. The federal and state information returns for the years ending december 31, 2014, 2013, 2012 and 2011 are subject to examination by regulatory agencies, generally for three years and four years after they were filed for the federal and state returns, respectively.
