The organization coordinates low income housing development, investment and supportive services

Major Activities

Activity 2
The organization acquired the manor place senior housing project in north georgia in 2012. In addition, the organization prepared a tax exemption application for the project in habersham county. Approval of the exemption will reduce operating costs for this 35-unit senior housing facility.
Activity 3
The organization continued work on financing for the freedom's path project in august, georgia with the state of georgia permanent supportive housing program and state housing trust fund, federal and state historic tax credit equity investors, and stearns bank for a bridge loan commitment. The organization coordinated with the va and the state department of health and developmental disabilities to prepare the support services plan, budget and staffing for the project. The organization successfully prepared a grant to the home depot foundation for the project. The home depot foundation funded the grant for freedom's path in the amount of $400,000 to be used for various development expenses. This project will house 70 homeless and disabled veteran households when completed.the organization partnered with beneficial communities as a member of the communities for veterans collaboration to submit tax credit and other funding applications and develop supportive services plans for veterans housing projects in georgia, texas and illinois.the organization initiated a refinancing of the creekstone pines apartments' through a hud insured loan program. The loan application was submitted and underwritten in 2012 and approved by hud. The refinance will reduce the mortgage interest rate and provide loan proceeds for planned renovations at the property. This will allow the preservation of 76 units of housing in rural alabama which serves primarily very low-income households.
