Mission and Program Overview

Mission

The organization was formed as a non-profit corporation under the laws of the state of north carolina for the purpose of constructing and operating two rental housing projects (dolan manor i a 30 unit apartment community and dolan manor ii a 24 unit apartment community) under section 202 of the national housing act. Such projects are regulated by hud as to rent charges and operating methods. Occupancy is restricted by hud to very low-income households with at least one-person 62 years of age or older. A significant portion of the project's rental income is received from hud under assistance payments contracts. Financing has been provided by a hud insured loan under section 207 pursuant to section 223(f) of the national housing act and a section 202 capital advance.

The not for profit corporation was organized to own and operate dolan manor (a 30 unit apartment community) and dolan manor ii (a 24 apartment community) both in greensboro, nc. It was organized pursuant to section 202 of the national housing act as amended and has entered into the standard fha regulatory agreements, which govern the operation of the community, with the federal housing administration section of hud. Dolan manor and dolan manor ii have both entered into a housing assistance payment contract with hud to provide rent assistance for low income families (or persona).

Overview of audit function: the management company receives a copy of the audit. Prior to the finalization of the audit, a copy of the audit is given to all of the board members for their comments. When the audit is up for bid, the board discusses the relationship with the current auditors and makes a determination as to whether to maintain this relationship or change to a new auditing firm.

The corporation is exempt from federal income tax under section 501(c)(3) of the internal revenue code and state income tax, and has been classified as an other than private foundation. Accordingly, no provision for federal and state taxes on revenue and income has been recognized in the accompanying financial statements.
