“Affordable housing program: as a nonprofit developer, the humanities foundation facilitates the creation of affordable housing by serving as a general partner or managing member to access funds available only to nonprofit developers. The foundation finances the project and contracts with engineers, architects and builders to complete construction of affordable housing projects. The foundation identifies and contracts with professional management companies to market, lease and maintain the property. Affordable housing covers many different income levels and price ranges. What makes housing "affordable" is the rent or mortgage payment relative to the individual's or family's income. According to the federal government, rental housing is "affordable" if the people living there pay no more than 30 percent of their income for rent. According to mortgage lenders, generally, a home is affordable if the mortgage payment is not more than 35 percent of the borrower's income in determining affordability relative to income, the term used by the affordable housing industry is area median income (ami). Ami's are calculated and published annually by the u.s. Department of housing and urban development (hud). "median" means that half of all households in the area are estimated to have more than this amount of income. Humanities foundation recognizes the need for supportive services for the residents of affordable housing. Through an array of strategic partnerships the foundation provides services which include health screenings and flu shots, health education programs, meals on wheels, on-site food banks and community gardens. The foundation is continuously working to enhance the lives of our affordable housing residents and to connect them to programs available in the community. The foundation develops and acts as the managing partner through its wholly owned subsidiaries, for projects it has built to service low-income elderly and families. Additionally, it establishes and supervises supportive services for the tenants. “Resident services: the foundation's food pantry program delivers to apartment residents and food deserts meals through strategic partnerships with local churches, school districts, food pantries and community organizations. More than 1.4 million in fresh meals have been delivered since the inception of the program in 2014. The foundation also created and is in the process of expanding its telemedicine program. Telemedicine will prove to be the most cost-effective solution to meet the needs of the humanities foundations low-income seniors, since lack of transportation is often a barrier to regular chronic disease monitoring and prevention activities for them. The foundation also provides transportation services to its properties. Residents enjoy access to many community events, health fairs, educational programs and shopping trips with their neighbors. The foundation offers after school and summer programs in a diverse array of activities, such as educational tours, arts and crafts, sports and recreation, technology and mentoring. The program was established in response to the merciless acts upon the emanuel nine of the mother emanuel ame church in charleston, sc and is dedicated in memory of reverend clementa pinckney. Rev. Pinckney was also a member of the south carolina senate, representing the 45th district, and was a strong supporter of education and youth development.”
