Mission

To develop the highest quality affordable and workforce housing possible while enhancing the lives of our residents and improving the communities in which we develop through affordability, education and advocacy.

To end homelessness throughout the southern region of the united states by increasing the availability of affordable housing through nonprofit housing development, rental and utility emergency financial assistance, homelessness prevention programs, advocacy, and education and technical assistance.

Additional Explanations

FORM 990, PART XI, LINE 8 _ PRIOR PERIOD ADJUSTMENTS

During the year ended december 31, 2013, the foundation received excess cash flow distributions from its developed properties - seven farms apartments and the shires apartments - in the total amount of $811,815. Excess cashflows are generally recogized as revenue to the foundation (and other partners and members) and expense to the apartments. Due to the terms provided in the amended and restated operating agreement of these apartments, these excess cashflow distributions were to be recorded as a return of capital, and accordingly, not revenues to the foundation, but reductions in investment in partnerships and limited liabilities companies. Accordingly, the prior period adjustment of $811,815 was recorded to reduce net assets and reduce investment in partnerships and limited liability companies in accordance with the terms of the amended and restated opertaing agreement. The foundation's receipt of this $811,815 in cash was not impacted by this prior period adjustment.

Financial Statement Notes

PART X, LINE 2:

Asc 740, "income taxes," (fasb interpretation no. 48, "accounting for uncertainty in income taxes" (fin 48)), was issued in 2006 and clarifies the accounting recognition and measurement of uncertainties in income taxes for all entities, including pass-through entities, such as s-corporations, limited liability companies, and partnerships. The foundation has adopted the provisions of asc 740 for the year ended december 31, 2014, and management has deemed there not to be any recognition in the consolidated financial statements from the measurement of uncertainties in income taxes.

THE FOUNDATION FINANCES THE PROJECT AND CONTRACTS WITH ENGINEERS, ARCHITECTS AND BUILDERS TO COMPLETE CONSTRUCTION. WE THEN IDENTIFY AND CONTRACT WITH A PROFESSIONAL MANAGEMENT COMPANY TO MARKET, LEASE AND MAINTAIN THE PROPERTY.AFFORDABLE HOUSING COVERS MANY DIFFERENT INCOME LEVELS AND PRICE RANGES. WHAT MAKES HOUSING "AFFORDABLE" IS THE RENT OR MORTGAGE PAYMENT RELATIVE TO THE INDIVIDUAL'S OR FAMILY'S INCOME. ACCORDING TO THE FEDERAL GOVERNMENT, RENTAL HOUSING IS "AFFORDABLE" IF THE PEOPLE LIVING THERE PAY NO MORE THAN 30 PERCENT OF THEIR INCOME FOR RENT. ACCORDING TO MORTGAGE LENDERS, GENERALLY, A HOME IS AFFORDABLE IF THE MORTGAGE PAYMENT IS NOT MORE THAN 35 PERCENT OF THE BORROWER'S INCOMEIN DETERMINING AFFORDABILITY RELATIVE TO INCOME, THE TERM USED BY THE AFFORDABLE HOUSING INDUSTRY IS AREA MEDIAN INCOME (AMI). AMI'S ARE CALCULATED AND PUBLISHED ANNUALLY BY THE U.S. DEPARTMENT OF HOUSING AND URBAN DEVELOPMENT (HUD). "MEDIAN" MEANS THAT HALF OF ALL HOUSEHOLDS IN THE AREA ARE ESTIMATED TO HAVE MORE THAN THIS AMOUNT OF INCOME.HUMANITIES FOUNDATION RECOGNIZES THE NEED FOR SUPPORTIVE SERVICES FOR THE RESIDENTS OF AFFORDABLE HOUSING. THROUGH AN ARRAY OF STRATEGIC PARTNERSHIPS THE FOUNDATION PROVIDES SERVICES WHICH INCLUDE HEALTH SCREENINGS AND FLU SHOTS, HEALTH EDUCATION PROGRAMS, MEALS ON WHEELS, ON-SITE FOOD BANKS AND COMMUNITY GARDENS. THE FOUNDATION IS CONTINUOUSLY WORKING TO ENHANCE THE LIVES OF OUR AFFORDABLE HOUSING RESIDENTS AND TO CONNECT THEM TO PROGRAMS AVAILABLE IN THE COMMUNITY.THE FOUNDATION DEVELOPS AND ACTS AS THE MANAGING PARTNER THROUGH ITS WHOLLY OWNED SUBSIDIARIES, FOR PROJECTS IT HAS BUILT TO SERVICE LOW-INCOME ELDERLY AND FAMILIES. ADDITIONALLY, IT ESTABLISHES AND SUPERVISES SUPPORTIVE SERVICES FOR THE TENANTS.
