“There are no family relationships among the Directors. Former director Lou Vasquez, who left the Board in March 2017 and Director Michael Yarne in 2017 had business relationships with each other apart from Build Public. For part of 2017, both were principals of BUILD, a private real estate development firm. BUILD has three other principals. In 2017 both Vasquez and Yarne were also owners and members of three separate management LLCs that manage three separate real estate investment LLCs in which they are non-controlling members. Those entities are: 650 Indiana Management LLC which manages 650 Indiana Investment LLC, 1532 Harrison Management LLC which manages 1532 Harrison Investment LLC, and One Oak Investment LLC which partially manages One Oak Owners LLC. Michael Yarne is no longer a shareholder or partner in BUILD, but remains an economic member & investor in the three above-listed LLCs.”

In order to prevent a public plaza, park or playground from becoming a detriment to its surrounding neighborhood, an enduring local stewardship entity must exist to fund and manage ongoing care of the space. For example, Build Public's innovative Green Benefits District GBD program helps communities launch a new type of neighborhood-based-controlled assessment district to fund enhanced maintenance for parks, gardens, and green spaces, above and beyond existing baseline services provided by the city. GBDs help address the issue of increased intensity of use due to compact development, at a strategic neighborhood scale. They can also provide seed capital to leverage investment in new neighborhood open space. |
