Form 990, Part XI, Line 9

Reclassification of capital advance 9,677,500 reclassification of capital advance on october 22, 2012, the organization entered into a regulatory agreement with hud to provide housing to very low-income elderly persons in exchange for construction funding which totaled 8,977,500 in the form of a section 202 capital advance. The capital advance is collateralized by a mortgage note to hud which bears no interest. Repayment is not required as long as the housing remains available for very low-income elderly persons for at least 40 years (through 2054). As it is the intention of management to meet this requirement, the capital advance which was reflected as a long-term liability in 2019 has been reclassified to net assets with donor restrictions during 2020. The organization has a 700,000 mortgage payable with forgiveness provisions with pinellas county, florida which was issued through the home investment partnerships program. Repayment is not required as long as the housing remains available for very low-income elderly persons for at least 40 years (through 2054). As it is the intention of management to meet this requirement, the mortgage which was reflected as a long-term liability in 2019 has been reclassified to net assets with donor restrictions during 2020.
