Mission

Mediapolis community housing, inc. Is a nonprofit organization incorporated under the laws of the state of iowa for the purpose of operating a 16 unit elderly housing project known as mediapolis elderly housing (the elderly housing) located in mediapolis, iowa and an 8 unit family housing project known as mediapolis family housing(the family housing). The projects were financed and constructed under u.s. Department of agriculture (usda), rural development regulations. Under the program, mediapolis community housing, inc. Provides housing to the low and moderate-income elderly and families, subject to regulations by usda as to rental charges and operating methods. Lower rental charges to tenants are recovered by mediapolis community housing, inc. Through rental subsidies provided by usda.

Mediapolis community housing, inc. Has agreements with national management corporation (nmc) to handle the management responsibilities of the elderly housing and family housing projects. Under the terms of the agreements, nmc received a management fee equal to 48 and 46 per occupied unit per month for 2017 and 2016, respectively. The total management fees for the year ended december 31, 2017 were 4,512 and 9,120 for family housing and elderly housing, respectively, and for the year ended december 31, 2016 were 4,140 and 8,418 for family housing and elderly housing, respectively. The organization also incurred expenses with nmc for reimbursed expenses, which included expenses for advertising, supplies, salaries, and health insurance. The total reimbursed expenses for the year ended december 31, 2017 were 23,318 and 12,233 for elderly housing and family housing, respectively, and for the year end december 31, 2016 total reimbursed expenses were 22,446 and 11,463 for elderly housing and family housing, respectively.

PROVIDES HOUSING TO THE LOW AND MODERATE-INCOME ELDERLY AND FAMILIES, SUBJECT TO REGULATIONS BY USDA AS TO RENTAL CHARGES AND OPERATING METHODS. LOWER RENTAL CHARGES TO TENANTS ARE RECOVERED BY MEDIAPOLIS COMMUNITY HOUSING, INC. THROUGH RENTAL SUBSIDIES PROVIDED BY USDA.

HAS AGREEMENTS WITH NATIONAL MANAGEMENT CORPORATION (NMC) TO HANDLE THE MANAGEMENT RESPONSIBILITIES OF THE ELDERLY HOUSING AND FAMILY HOUSING PROJECTS. UNDER THE TERMS OF THE AGREEMENTS, NMC RECEIVED A MANAGEMENT FEE EQUAL TO 48 AND 46 PER OCCUPIED UNIT PER MONTH FOR 2017 AND 2016, RESPECTIVELY. THE TOTAL MANAGEMENT FEES FOR THE YEAR ENDED DECEMBER 31, 2017 WERE 4,512 AND 9,120 FOR FAMILY HOUSING AND ELDERLY HOUSING, RESPECTIVELY, AND FOR THE YEAR ENDED DECEMBER 31, 2016 WERE 4,140 AND 8,418 FOR FAMILY HOUSING AND ELDERLY HOUSING, RESPECTIVELY. THE ORGANIZATION ALSO INCURRED EXPENSES WITH NMC FOR REIMBURSED EXPENSES, WHICH INCLUDED EXPENSES FOR ADVERTISING, SUPPLIES, SALARIES, AND HEALTH INSURANCE. THE TOTAL REIMBURSED EXPENSES FOR THE YEAR ENDED DECEMBER 31, 2017 WERE 23,318 AND 12,233 FOR ELDERLY HOUSING AND FAMILY HOUSING, RESPECTIVELY, AND FOR THE YEAR END DECEMBER 31, 2016 TOTAL REIMBURSED EXPENSES WERE 22,446 AND 11,463 FOR ELDERLY HOUSING AND FAMILY HOUSING, RESPECTIVELY.
