Lifetime Resources has a management agreement with Alpha Properties/HUD. Lifetime Resources is responsible for budgeting, asset management, and property management of Alpha properties.

Alpha Properties, Inc.'s Form 990 and all related schedules, statements and attachments are reviewed and approved by the Executive Director prior to finalizing and filing these tax returns with the Internal Revenue Service. The tax return is then presented to the full Board of Directors for review and approval at a board meeting.

Alpha Properties, Inc. (Alpha) does not have any employees. All staffing requirements are provided by Lifetime Resources (Lifetime), a related tax exempt section 501(c)(3) organization. The only employees billed to Alpha are a property manager, maintenance and generalist. Alpha reimburses Lifetime for its direct staffing costs and reports them in the appropriate Functional Expenses line items disclosure. Alpha's Executive Director and Board of Directors determine and sets all staffing compensation rates, which are based on periodic through review of all related issues, salary surveys, consultation with independent persons, review of comparable data and deliberation.

Alpha Properties, Inc. (Alpha) is exempt from income taxation under Section 501(c)(3) of the Internal Revenue Code. As such, no provision has been made for income taxes. Alpha believes it has adequately addressed all relevant tax positions and that there are no unrecorded tax liabilities.
