“The recent prior year filings have been reviewed. It is not known what has already been presented for additional information (in other older prior year filings) with respect to program changes initiated since the organization of craig ranch community association (crca). In order to renew or provide additional information, as part of this schedule o, this list is provided of how programs have expanded since the recognition of crca as being qualified under irc 501(c)(4). These include: (1) crca has been developed to include: over 4,200 occupied single-family homes organized into 16 residential single-family developments, including three townhome developments, and two residential sub-associations. Over 120 commercial owners representing 2,080 owner equivalent units. Four residential single-family developments (which represents 1,009 properties or an estimated population of 3,500 residents) have amenities such as common areas and playgrounds. These common areas and playgrounds are open to the general public. Two residential single-family developments (which represents 1,704 properties or an estimated population of 6,000 residents) have amenities such as parks, playgrounds and pools. The parks and playgrounds are open to the world at large and access to the pools is limited to the residents. One residential single-family development which represents 223 properties or an estimated population of 800 residents has an electronic gate. This development is also responsible for the maintenance of their streets and sidewalks six residential single-family developments which represent 671 properties or an estimated population of 2,300 residents. Three townhome developments that represent 413 residential units or an estimated population of 800 residents. The owners in the three townhome developments are assessed additional fees to cover the costs of exterior maintenance and insurance. Crca has over 30 acres of parks that are open to the general public. Crca has four pools that range in size from 45,000 gallons to 120,000 gallons. The pools are operated with in safety restrictions and capacity limitations. The residential sub-associations represent owners of non-exclusive interests in certain common owned assets controlled by the sub-association. They are governed by their separate boards of directors and maintain their own budgets and engage their own service providers. These sub-associations are not part of this filing. (2) crca has over 120 commercial properties that consist of multi-family and non-multifamily owners. Multi-family owners are apartment complexes. Non-multifamily owners generally consist of medical, retail, restaurant, offices, banks, schools and fitness centers. Owners of undeveloped land are also considered commercial owners. For the purposes of assessments and voting, the by-laws dictate an equivalent unit for commercial owners which currently totals 2,080 units. Equivalent units are intended to account for population density. There are 18 multi-family owners in crca that represent 6,200 units. (3) crca has 13 parks, representing over 30 acres each with differing amenities such as jogging trails, benches, greenspace, ponds, k9 amenities, etc. One of the parks is a dedicated veteran's memorial. The city of mckinney holds the deed on seven parks and reimburses crca for a portion of the annual maintenance cost for eight parks. All the parks are open to the world at large. Some of the parks connect to the city of mckinney hike and bike trails. Crca provides maintenance, repairs and insurance for all park assets.”

“The association is a taxexempt organization under section 501(c)(4) of the internal revenue code. Therefore, there is no provision or liability for federal income taxes included in the accompanying financial statements. Under this section, the association is not taxed on income and expenses related to its exempt purpose, which is the acquisition, construction, management, and maintenance of association property. Net nonexempt function income, which includes unrelated business income and revenues from nonmembers, is taxed at regular federal corporate tax rates. For the year ended december 31, 2020, the association had no income tax expense. Accounting principles generally accepted in the united states of america require management to evaluate tax positions taken by the association and recognize a tax liability if the association has taken an uncertain position that more likely than not would not be sustained upon examination by the irs. Management has analyzed the tax positions taken by the association and has concluded that as of december 31, 2020, there are no uncertain positions taken or expected to be taken that would require recognition of a liability or disclosure in the financial statements. The association's policy is to record interest expense or penalties related to income tax in (operating) expense. For the year ended december 31, 2020, no interest or penalties were paid or accrued. The association is subject to routine audits by taxing jurisdictions; however, there are no audits for any tax periods in progress. The association's management believes it is no longer subject to income tax examinations for years prior to 2017.”

TWO RESIDENTIAL SINGLE-FAMILY DEVELOPMENTS (WHICH REPRESENTS 1,704 PROPERTIES OR AN ESTIMATED POPULATION OF 6,000 RESIDENTS) HAVE AMENITIES SUCH AS PARKS, PLAYGROUNDS AND POOLS. THE PARKS AND PLAYGROUNDS ARE OPEN TO THE WORLD AT LARGE AND ACCESS TO THE POOLS IS LIMITED TO THE RESIDENTS.
