Form 990, Page 2, Part III, Line 4A

Form 990, part iii, line 4a, program service accomplishments during 2024: in 2024 capital region land conservancy, inc. ("the conservancy") recorded six conservation easements solely held by the conservancy, two conservation easements co-held by the conservancy, and acquired six properties under ownership protecting a total of 1,437.15 acres. The easements include the following: 1) 6.56-acre easement in richmond city along pocoshock creek; 2) 2.9-acre easement in richmond city adjoining aformentioned easement; 3) 15.91-acre easement in powhatan county to sustain a working farm operation; 4) 568-acre easement in new kent county partly funded by united states department of agriculture grant to protect working farmland and more than 2.5 miles along the pamunkey river; 5) 258.81-acre easement in hanover county with prime farmland once part of patrick henry's scotchtown; and 6) 310.75-acre easement in new kent county along the pamunkey river with important forest conservation values. The co-held easements include the following: 1) 55.36-acre easement in powhatan county located along solomons creek co-held with the monacan soil & water conservation district; and 2) 42.88-acre easement co-held with the henricopolis soil & water conservation district adjoining easement assigned to the conservancy in 2023. The land acquisitions include the following: 1) purchase of 4.472 acres in city of richmond along the james river for 1/4 mile that preserves public access to the richmond slave trail and ancarrow's access trail 2) purchase of 44.9 acres in henrico county on new market road and adjoining land already owned by crlc known as four mile creek farm. The property is entirely within the core of new market heights battlefield and the richmond national battlefield park legislative boundary; 3) purchase of 31.29 acres in henrico county also within the core of new market heights battlefield and the richmond national battlefield park legislative boundary lying along four mile creek between crlc-owned lands at four mile creek farm and varina landlab; 4) purchase of 6.25 acres in henrico county on bradbury road and along sweeney creek adjoining crlc-owned land at long bridge road; 5) receipt of donation of 23.9 acres in henrico county within the core battlefield of seven pines and fair oaks station; and 6) receipt of donation of 65.17 acres in henrico county at new market and doran roads containing prime farmland and approximately 0.9 miles along the virginia capital trail. The conservancy granted a conservation easement to the virginia board of historic resources on 41.02 acres at its little malvern hill tract. The conservancy subsequently sold the property through an open market transaction. The conservancy granted a conservation easement to the virginia board of historic resources on 3.65 acres at its campbell's bridge mills tract in chesterfield county and subsequently transferred the property to chesterfield county. The conservancy also transferred to chesterfield county, under a conservation easement the conservancy granted to the virginia outdoors foundation in 2023, an additional 34.645 acres of land and islands in the appomattox river. The conservancy transferred 0.664 acres in the city of petersburg to friends of the lower appomattox river, which immediately granted a conservation easement to the virginia outdoors foundation that will extend the appomattox river trail. The conservancy received renewal of its full accreditation by the land trust accreditation commission, an independent program of the land trust alliance. The conservancy also maintained accreditation by the better business bureau and earned the guidestar platinum seal of transparency for 2024. In 2024, the conservancy was recognized with the silver governor's environmental excellence award for its work to protect the new market heights battlefield and the haskins tract. Form 990, part iii line 4d, other program service accomplishments: the conservancy owns ten fee-simple properties on 12/31/24. These properties consist of the following: 1. Approximately 6 forested acres in chesterfield county known as the cowan islands comprised of 3 islands in the scenic appomattox river that are visible from nearby parks in chesterfield county and dinwiddie county and integral to the appomattox river trail master plan. 2. 44.75 acres in henrico county on long bridge road known as the long bridge road and bradbury road tract. The conservancy purchased 38.5 acres in 2020 and granted a conservation easement on these 38.5 acres to the virginia board of historic resources in 2021.the conservancy purchased another 6.25 acres in 2024 and is working to record a conservation easement with dhr on it. The property contains archaeological potential to understand significant historic themes associated with the rise of a regional stoneware pottery industry and changes in african american settlement patterns and communities in the region from the antebellum period through the civil war, reconstruction and into the twentieth century. 3. 13.19 acres in the city of richmond known as warwick road that is planned as a future public open space and property planned to be transferred to the city of richmond with crlc holding a conservation easement upon its transfer. The property contains 2.2 acres of wetlands and 2,367 feet along grindall creek. As a future park, the property will serve more than 2,000 residents within a 10-minute walk of their home. 4. 353 acres in henrico county known as the varina landlab, donated to crlc land holdings inc - the conservancy's disregarded entity - for its historic resources and water quality benefits, the acquisition of which allows for public access and ecological restoration and research opportunities. Prior to receipt of the donation of the property it was previously protected with conservation easements held by the conservancy. 5. 104.29 acres, consisting of three contiguous parcels, in henrico county on new market and kingsland roads known as four mile creek farm. The property contains 36.3 acres of prime farmland, 5,314 feet along four mile creek, 2,097 feet along an unnamed tributary, and is within the core of new market heights battlefield and the congressional boundary of the national park service's richmond national battlefield park. 28.1 acres were gifted to the conservancy in 2022. The conservancy purchased another 76.19 acres of adjoining land in 2024. 6. 37.56 acres in chesterfield county, 0.934 acres in colonial heights, and 1.858 acres in city of petersburg purchased by the conservancy for future public parks and extension of the appomattox river trail. The conservancy granted a conservation easement to the virginia outdoors foundation on the land in colonial heights in 2022. In 2023, the conservancy granted a conservation easement to the virginia outdoors foundation on 34.645 acres in chesterfield county and the islands in the appomattox river located within chesterfield county and the city of petersburg. The conservancy granted a conservation easement on 3.5 acres of the land in chesterfield county to the virginia board of historic resources in 2024. 0.664 acres were transferred to friends of the lower appomattox river and protected by a conservation easement in 2024. Subsequently, all but the 0.934 acres in colonial heights was transferred to chesterfield county for a future park with trails and water access points. 7. 3.46 acres in the city of richmond known as rogers woods that is intended as a future public open space and property planned to be transferred to the city of richmond for inclusion in the james river park system with the conservancy and virginia department of conservation and recreation co-holding a conservation easement upon its transfer. 8. 49.09 acres in henrico county off new market road known as the haskins tract. Donated conservation easements are not recorded as an asset due to the fact that the typical conservation easement provides the organization with no affirmative rights except the right to monitor and enforce the easement. In instances whereby conservation easements are acquired by a specific grant or restricted donations, the costs incurred by the organization to acquire the conservation easement are expensed in the period incurred. As of december 31, 2024 and 2023, the organization held sixteen and twelve conservation easements covering 1,986.41 and 823.47 acres on properties owned by others, respectively, and co-held twenty and sixteen conservation easements covering 2.828.78 and 2,707.14 acres on properties owned by others, respectively.

The accounting standard on accounting for uncertainty in income taxes addresses the determination of whether tax benefits claimed or expected to be claimed on a tax return should be recorded in the financial statements. Under that guidance, the organization may recognize the tax benefit from an uncertain tax position only if it is more likely than not that the tax position will be sustained on examination by taxing authorities based on the technical merits of the position. Examples of tax positions include the tax-exempt status of the organization and various positions related to the potential sources of unrelated business taxable income (ubti). The organization has recognized no uncertain tax positions for the year ended december 31, 2024.

THE PROPERTY IS ENTIRELY WITHIN THE CORE OF NEW MARKET HEIGHTS BATTLEFIELD AND THE RICHMOND NATIONAL BATTLEFIELD PARK LEGISLATIVE BOUNDARY; 3) PURCHASE OF 31.29 ACRES IN HENRICO COUNTY ALSO WITHIN THE CORE OF NEW MARKET HEIGHTS BATTLEFIELD AND THE RICHMOND NATIONAL BATTLEFIELD PARK LEGISLATIVE BOUNDARY LYING ALONG FOUR MILE CREEK BETWEEN CRLC-OWNED LANDS AT FOUR MILE CREEK FARM AND VARINA LANDLAB; 4) PURCHASE OF 6.25 ACRES IN HENRICO COUNTY ON BRADBURY ROAD AND ALONG SWEENEY CREEK ADJOINING CRLC-OWNED LAND AT LONG BRIDGE ROAD; 5) RECEIPT OF DONATION OF 23.9 ACRES IN HENRICO COUNTY WITHIN THE CORE BATTLEFIELD OF SEVEN PINES AND FAIR OAKS STATION; AND 6) RECEIPT OF DONATION OF 65.17 ACRES IN HENRICO COUNTY AT NEW MARKET AND DORAN ROADS CONTAINING PRIME FARMLAND AND APPROXIMATELY 0.9 MILES ALONG THE VIRGINIA CAPITAL TRAIL. THE CONSERVANCY GRANTED A CONSERVATION EASEMENT TO THE VIRGINIA BOARD OF HISTORIC RESOURCES ON 41.02 ACRES AT ITS LITTLE MALVERN HILL TRACT. THE CONSERVANCY SUBSEQUENTLY SOLD THE PROPERTY THROUGH AN OPEN MARKET TRANSACTION. THE CONSERVANCY GRANTED A CONSERVATION EASEMENT TO THE VIRGINIA BOARD OF HISTORIC RESOURCES ON 3.65 ACRES AT ITS CAMPBELL'S BRIDGE MILLS TRACT IN CHESTERFIELD COUNTY AND SUBSEQUENTLY TRANSFERRED THE PROPERTY TO CHESTERFIELD COUNTY. THE CONSERVANCY ALSO TRANSFERRED TO CHESTERFIELD COUNTY, UNDER A CONSERVATION EASEMENT THE CONSERVANCY GRANTED TO THE VIRGINIA OUTDOORS FOUNDATION IN 2023, AN ADDITIONAL 34.645 ACRES OF LAND AND ISLANDS IN THE APPOMATTOX RIVER. THE CONSERVANCY TRANSFERRED 0.664 ACRES IN THE CITY OF PETERSBURG TO FRIENDS OF THE LOWER APPOMATTOX RIVER, WHICH IMMEDIATELY GRANTED A CONSERVATION EASEMENT TO THE VIRGINIA OUTDOORS FOUNDATION THAT WILL EXTEND THE APPOMATTOX RIVER TRAIL. THE CONSERVANCY RECEIVED RENEWAL OF ITS FULL ACCREDITATION BY THE LAND TRUST ACCREDITATION COMMISSION, AN INDEPENDENT PROGRAM OF THE LAND TRUST ALLIANCE. THE CONSERVANCY ALSO MAINTAINED ACCREDITATION BY THE BETTER BUSINESS BUREAU AND EARNED THE GUIDESTAR PLATINUM SEAL OF TRANSPARENCY FOR 2024. IN 2024, THE CONSERVANCY WAS RECOGNIZED WITH THE SILVER GOVERNOR'S ENVIRONMENTAL EXCELLENCE AWARD FOR ITS WORK TO PROTECT THE NEW MARKET HEIGHTS BATTLEFIELD AND THE HASKINS TRACT. APPROXIMATELY 6 FORESTED ACRES IN CHESTERFIELD COUNTY KNOWN AS THE COWAN ISLANDS COMPRISED OF 3 ISLANDS IN THE SCENIC APPOMATTOX RIVER THAT ARE VISIBLE FROM NEARBY PARKS IN CHESTERFIELD COUNTY AND DINWIDDIE COUNTY AND INTEGRAL TO THE APPOMATTOX RIVER TRAIL MASTER PLAN. 2. 44.75 ACRES IN HENRICO COUNTY ON LONG BRIDGE ROAD KNOWN AS THE LONG BRIDGE ROAD AND BRADBURY ROAD TRACT. THE CONSERVANCY PURCHASED 38.5 ACRES IN 2020 AND GRANTED A CONSERVATION EASEMENT ON THESE 38.5 ACRES TO THE VIRGINIA BOARD OF HISTORIC RESOURCES IN 2021.THE CONSERVANCY PURCHASED ANOTHER 6.25 ACRES IN 2024 AND IS WORKING TO RECORD A CONSERVATION EASEMENT WITH DHR ON IT. PRIOR TO RECEIPT OF THE DONATION OF THE PROPERTY IT WAS PREVIOUSLY PROTECTED WITH CONSERVATION EASEMENTS HELD BY THE CONSERVANCY. 5. 104.29 ACRES, CONSISTING OF THREE CONTIGUOUS PARCELS, IN HENRICO COUNTY ON NEW MARKET AND KINGSLAND ROADS KNOWN AS FOUR MILE CREEK FARM. THE PROPERTY CONTAINS 36.3 ACRES OF PRIME FARMLAND, 5,314 FEET ALONG FOUR MILE CREEK, 2,097 FEET ALONG AN UNNAMED TRIBUTARY, AND IS WITHIN THE CORE OF NEW MARKET HEIGHTS BATTLEFIELD AND THE CONGRESSIONAL BOUNDARY OF THE NATIONAL PARK SERVICE'S RICHMOND NATIONAL BATTLEFIELD PARK. 28.1 ACRES WERE GIFTED TO THE CONSERVANCY IN 2022. THE CONSERVANCY PURCHASED ANOTHER 76.19 ACRES OF ADJOINING LAND IN 2024. 6. 37.56 ACRES IN CHESTERFIELD COUNTY, 0.934 ACRES IN COLONIAL HEIGHTS, AND 1.858 ACRES IN CITY OF PETERSBURG PURCHASED BY THE CONSERVANCY FOR FUTURE PUBLIC PARKS AND EXTENSION OF THE APPOMATTOX RIVER TRAIL. THE CONSERVANCY GRANTED A CONSERVATION EASEMENT TO THE VIRGINIA OUTDOORS FOUNDATION ON THE LAND IN COLONIAL HEIGHTS IN 2022. IN 2023, THE CONSERVANCY GRANTED A CONSERVATION EASEMENT TO THE VIRGINIA OUTDOORS FOUNDATION ON 34.645 ACRES IN CHESTERFIELD COUNTY AND THE ISLANDS IN THE APPOMATTOX RIVER LOCATED WITHIN CHESTERFIELD COUNTY AND THE CITY OF PETERSBURG. THE CONSERVANCY GRANTED A CONSERVATION EASEMENT ON 3.5 ACRES OF THE LAND IN CHESTERFIELD COUNTY TO THE VIRGINIA BOARD OF HISTORIC RESOURCES IN 2024. 0.664 ACRES WERE TRANSFERRED TO FRIENDS OF THE LOWER APPOMATTOX RIVER AND PROTECTED BY A CONSERVATION EASEMENT IN 2024. SUBSEQUENTLY, ALL BUT THE 0.934 ACRES IN COLONIAL HEIGHTS WAS TRANSFERRED TO CHESTERFIELD COUNTY FOR A FUTURE PARK WITH TRAILS AND WATER ACCESS POINTS. 7. 3.46 ACRES IN THE CITY OF RICHMOND KNOWN AS ROGERS WOODS THAT IS INTENDED AS A FUTURE PUBLIC OPEN SPACE AND PROPERTY PLANNED TO BE TRANSFERRED TO THE CITY OF RICHMOND FOR INCLUSION IN THE JAMES RIVER PARK SYSTEM WITH THE CONSERVANCY AND VIRGINIA DEPARTMENT OF CONSERVATION AND RECREATION CO-HOLDING A CONSERVATION EASEMENT UPON ITS TRANSFER. 8. 49.09 ACRES IN HENRICO COUNTY OFF NEW MARKET ROAD KNOWN AS THE HASKINS TRACT.
