Our mission is to support our residents' desire to remain in the community for as long as possible.

The organization's exempt purpose is to provide affordable housing for the elderly.

Governance Explanations

Form 990, Part VI, Section A, Line 3

The organization engages a real estate property management company (vesta management corporation) to manage the physical property and to perform bookkeeping services. Additionally, the board hires an executive director independent of the management company who along with his staff (also independent of the management company), supervises the day to day operations of the site.

Form 990, Part VI, Section B, Line 11B

The form 990 is reviewed by both the management agent and the executive director and the 1st vice president/chair of the finance committee prior to filing. Additionally a copy is distributed to all members of the executive and finance committee prior to filing.

Form 990, Part VI, Section B, Line 12C

Each director, officer, employee and volunteer shall be provided with and asked to review a copy of the conflict of interest policy and to acknowledge in writing that he or she has done so. Annually each director, officer, employee and volunteer shall complete a disclosure form identifying any relationships, positions or circumstances in which s/he is involved that he or she believes could contribute to a conflict of interest. This policy shall be reviewed annually by each member of the board of directors. Any changes to the policy shall be communicated to all staff and volunteers.

The responsibilities of the top financial manager are accomplished through the engagement of a property management agent whose fee must be approved by the us dept of hud. The salary of the executive director is reviewed and approved by the finance committee and executive committee annually as part of the budgeting process.

Financial Statement Notes

PART IV, LINE 2B:

The organization holds security deposits for rented units.

PART X, LINE 2:

The corporation has applied for and received a determination letter from the internal revenue service (irs) to be treated as a tax-exempt entity pursuant to section 501(c)(3) of the internal revenue code and did not have any unrelated business income for the year ended september 30, 2025. Due to its tax-exempt status, the corporation would only be subject to income taxes on unrelated business income. Accordingly, these financial statements do not reflect a provision for income taxes and the corporation has no other tax positions which must be considered for disclosure. The corporation is required to file and does file informational returns with the irs and other taxing authorities which are subject to examination by the irs for a period of three years. There are currently no audits for any tax periods pending or in progress. Management has analyzed the tax positions taken by the corporation and has concluded that, as of september 30, 2025, there are no uncertain tax positions taken or expected to be taken that would require recognition of a liability (or asset) or disclosure in the financial statements.
