Governance Explanations

Form 990, Part VI, Section A, line 3

The Organization has a management contract with BLPM LLC to provide all management services for the Organization. These management services include management and operation services for the Organization's housing projects for low income elderly or handicapped individuals. The management contract is approved by the US Department of Housing and Urban Development (HUD)and all management and operation costs of the Organization's housing projects are approved annually by HUD as part of the budget process.

Form 990 is reviewed by the board of directors, executive director, and financial committee prior to submission.

Form 990, Part VI, Section B, line 12C

All Officers and Directors are required to disclose annually all interests that could give rise to conflicts. The Board of Directors annually reviews all interests of Officers and Directors to determine the extent of any conflicts.

Form 990, Part VI, Section B, line 15

The organization does not have any employees. A monthly fee is paid to the managing agent, BLPM LLC, for all of the management services required by the Organization. The fee is based on a percentage of the monthly rental income received by the Organization. The managing agent is also reimbursed for certain maintenance costs it incurs in managing the property. All of these management and operating expenses are approved by the U.S. Department of Housing and Urban Development (HUD) annually in the budget process and all of the expenses must be within the guidelines established by HUD for comparable housing projects.

These management services include management and operation services for the Organization's housing projects for low income elderly or handicapped individuals. A monthly fee is paid to the managing agent, BLPM LLC, for all of the management services required by the Organization. The fee is based on a percentage of the monthly rental income received by the Organization. The managing agent is also reimbursed for certain maintenance costs it incurs in managing the property. All of these management and operating expenses are approved by the U.S. Department of Housing and Urban Development (HUD) annually in the budget process and all of the expenses must be within the guidelines established by HUD for comparable housing projects.
