Form 990, Part XI, Line 9

Management has elected to record the fair value option of land held for use during the year ended june 30, 2015 in accordance with fasb codification 825-10. Management entered into a mortgage payable for 1,400,000 secured by land held for use which previously had a carrying value of 64,018. This new mortgage payable represents a significant change in debt in relation to the underlying financial asset. As such, management believes that recording a one-time non-recurring adjustment to fair value for the land held for use would be appropriate in light of the circumstances and represent more meaningful information to the users of the financial statements. The following table represents the changes in fair value for the land. Land held for use carrying value of land at june 30, 2014 64,018 fair value estimate at june 30, 2015 3,975,000 level 3 gain - significant unobservable inputs 3,910,982 fair value for the land was determined by an external independent appraisal performed and dated january 17, 2014. While this appraisal is over a year old, the real estate market has continued to improve, and the amount being utilized is considered a conservative estimate. The appraisal methodology utilized a sales comparison method which assumed the best possible use of the property. The best possible use of the property is high density single family housing, and the appraisal amount included the sales value of the land as compared to six (6) other similar properties that had recently sold, and then reduced that amount by costs to demolish the current structures standing on the property. Management believes that the appraised value is reasonable and within expectations of the value of the land.

LAND HELD FOR USE CARRYING VALUE OF LAND AT JUNE 30, 2014 64,018 FAIR VALUE ESTIMATE AT JUNE 30, 2015 3,975,000 LEVEL 3 GAIN - SIGNIFICANT UNOBSERVABLE INPUTS 3,910,982 FAIR VALUE FOR THE LAND WAS DETERMINED BY AN EXTERNAL INDEPENDENT APPRAISAL PERFORMED AND DATED JANUARY 17, 2014. WHILE THIS APPRAISAL IS OVER A YEAR OLD, THE REAL ESTATE MARKET HAS CONTINUED TO IMPROVE, AND THE AMOUNT BEING UTILIZED IS CONSIDERED A CONSERVATIVE ESTIMATE. THE APPRAISAL METHODOLOGY UTILIZED A SALES COMPARISON METHOD WHICH ASSUMED THE BEST POSSIBLE USE OF THE PROPERTY. THE BEST POSSIBLE USE OF THE PROPERTY IS HIGH DENSITY SINGLE FAMILY HOUSING, AND THE APPRAISAL AMOUNT INCLUDED THE SALES VALUE OF THE LAND AS COMPARED TO SIX (6) OTHER SIMILAR PROPERTIES THAT HAD RECENTLY SOLD, AND THEN REDUCED THAT AMOUNT BY COSTS TO DEMOLISH THE CURRENT STRUCTURES STANDING ON THE PROPERTY.
