Pride Property Management has been engaged to manage the property known as Quail Trail. The total amount paid to Pride for these services during 2021 was $49,495

Form 990 is prepared by a CPA. Questions are discussed with various Board of Directors of the organization during the preparation process. The final draft of Form 990 is sent to the Board of Directors for review and to ask questions, suggest changes, corrections or additions to the Form prior to the President signing and CPA electronically filing the Form.

Form 990, Part VI, Line 12C: Explanation of Monitoring and Enforcement of Conflicts

Board members complete an annual disclosure statement designed to reveal all conflicts of interest between the Board Member and the Organization. The disclosure statement is designed to disclose actual and potential conflicts of interest. The Board reviews all disclosure statements each year. Any Member who has a conflict of interest or potential conflict of interest is excused from participation in the discussion of the matter and does not vote with regard to the matter.

IRS990ScheduleL/SupplementalInformationDetail/ExplanationTxt0In January 2021, New Leaf Community Services, Inc. entered into a Case Management Services Agreement with DRC Solutions (DRC), a nonprofit organization. The Executive Director of DRC Solutions is a member of the Organizations Board. In addition, two of the Organizations Board members are also Board members of DRC Solutions. The initial term of the agreement is for 12 months, and commenced on January 1, 2021, and extended through December 31, 2021, and will continue on a month-to-month basis thereafter. Either party may terminate the contract with a 30 day notice. Under the terms of the agreement, DRC will receive $11,514 per month to provide case management services to the residence of the Quail Trail PSH program. DRC will be a co-obligor on the tenant leases with the Organization and DRC has agreed to assign all rent subsidies to the Organization as part of the Case Management Services Agreement.DRC was paid $115,137 for case management services during 2021.In March 2020, New Leaf Community Services, Inc., entered into an agreement for services with L2L Development Advisors (L2L). L2L is controlled by former Board Members of the Organization. Under this agreement, L2L will provide project management over the Quail Trail Permanent Supportive Housing Project. The fees for this service are $175,000. The service provided by L2L within this agreement are considered to be a normal service for the Organization. L2L was paid $87,500 for these services in 2021.
