Mission

Pine crest rhf housing, inc. Is a not-for-profit corporation formed in accordance with the not-for-profit statutes of the commonwealth of massachusetts. The corporation was formed for the purpose of operating a 114 unit community known as pine crest apartments located in orange, massachusetts, which provides housing to low income families. The corporation receives housing assistance payments from various massachusetts housing authorities and interest subsidy from the u.s. Department of housing and urban development (hud) pursuant to section 236 of the national housing act, as amended. Additionally, the first mortgage is co-insured by hud under its housing finance agency (hfa) risk share program.

Upon joining the company and annually thereafter, all employees and board members are required to complete and sign a certification acknowledging their understanding and agreement to comply with the company's conflict of interest policy, including disclosing any activities that may appear or may be deemed violations of the policy. The corporation has adopted the income taxes topic of the fasb accounting standards codification (asc) 740, which provides guidance for how uncertain income tax positions should be recognized, measured, presented and disclosed in the financial statements. The corporation is required to evaluate the income tax positions taken or exptected to be taken to determine whether the positions are "more-likely-than-not" to be sustained upon examination by the applicable tax authority. The corporation has determined that the application of the income taxes standard does not impact the operations of the corporation and that no provision for income or franchise tax is required in the corporation's financial statements. There has been no interest or penalties recognized in the income statement or balance sheet for the year ended december 31, 2016.
