The process for determining compensation for the president, chairman, officers, and directors is determined by an employee benefits committee, which is appointed by the board of directors of mercy housing, inc. To ensure competitiveness, wages are compared to other affordable housing organizations, both for- and not-for-profit, or the local market for positions applicable to a broader competitive market. Mercy housing, inc. Will comply with all applicable federal and state labor laws and regulations. The process will be administered according to the relevant human resource operational policies and by the human resource department with direction from the senior leadership team. The ceo will make a report to the board of trustees on implementation of the wage and benefit program annually. Periodically the executive committee within the mercy housing, inc. Board of trustees will review executive salaries to ensure competitiveness and reasonableness with external markets and for internal equity in relation to general employee wages and benefits, individual and organizational performance, and the financial resources of the organization.

Additional Explanations

FORM 990, PART X, LINE 23:

The mortgage acquired on november 15, 2001 is held by the housing authority of the city of omaha in the original amount of $3,881,598. The note bears a 1.0% interest rate. The note matures on november 1, 2051. All principal and interest is due at maturity. The note is collateralized by the property and the property improvements. The purpose of this loan is to provide low income housing. The mortgage acquired on december 1, 1996 is held by berkadia commercial mortgage in the original amount of $5,380,000. The note bears a 5.57% interest rate. The note matures on december 1, 2036. The principal and interest is due annually. The outstanding balance as of december 31, 2017 is $4,092,792. The note is collateralized by the property and the property improvements. The purpose of this loan is to provide low income housing. The total outstanding balance, less debt issuance costs, is $7,758,295.

Financial Statement Notes

PART X, LINE 2:

Mercy housing, inc. (mhi) and its consolidated nonprofit corporations are exempt from federal and state income taxes under section 501(c)(3) of the internal revenue code and comparable state statutes and did not have any unrelated business income for the year ended december 31, 2017. Due to their tax exempt status, mhi and the consolidated nonprofit corporations are not subject to income taxes. Mhi and the consolidated nonprofit corporations are required to file tax returns with the irs and other taxing authorities. Accordingly, the financial statements do not reflect a provision for income taxes and there are no other tax positions which must be considered for disclosure. Income tax returns filed by the corporation are subject to examination by the internal revenue service for a period of three years. While no income tax returns are currently being examined by the internal revenue service, tax years since 2014 remain open.
