The organization has a management agreement with a management company, nelson & associates, inc. Through february 2020. Nelson & associates, inc. Provides management and certain administrative services to the organization, including rental operations of the project. Under the agreement, the management fee is $54 per occupied unit per month. For the years ended september 30, 2018 and 2017, the organization recorded management fees of $28,896 and $25,124, respectively, which are included in fees for services in the statement of functional expenses.

Financial Statement Notes

PART X, LINE 2:

The corporation is exempt from federal income taxes as an organization described in section 501(c)(3) of the internal revenue code (irc). The organization has been classified as a publicly supported organization, which is not a private foundation under section 509(a) of the irc. Management analyzes tax positions in jurisdictions where it is required to file income tax returns. Based on its evaluation, management did not identify any tax positions for which it is reasonably possible that the total amounts of unrecognized tax benefits will significantly increase or decrease. Interest and penalties attributable to income taxes, if any, are included in operating expenses. No such interest or penalties were recorded for the year ended september 30, 2018 or 2017. The organization is no longer subject to income tax examination for fiscal years prior to 2015.
