Mission

Capps villa, inc. Is a not-for-profit corporation formed in accordance with the not-for-profit statutes of the state of south carolina. The corporation was formed for the purpose of operating a 15 unit community known as capps villa located in spartanburg, south carolina, which provides housing for persons with disabilities. The corporation receives housing assistance from the u.s. Department of housing and urban development pursuant to section 811 of the national housing act, as amended.

Governance Explanations

Form 990, Part VI, Section A, Line 3

The organization has entered into a management agreement with a management agent for day-to-day management of the apartment community as is customary for owners/operators of hud-assisted rental communities. The management contract encompasses the day to day operations of the project including, but not limited to, collection of rents, maintenance of facilities, supervision of staff, and ongoing support for both the owners and tenants as needed in order to establish a safe, sanitary and affordable environment.

The directors of the corporation shall, at all times, be limited to individuals who are either members of the board of directors of united housing connections or nonmembers who have the approval of the board of directors of the said sponsoring organization. In the event that a director of the corporation ceases to be a member of the board of directors of united housing connections, or if the aforesaid approval is withdrawn, then, in either event, such shall constitute automatic resignation as a director of the corporation.

The corporation is exempt from federal income tax under section 501(c)(3) of the internal revenue code and state income tax and has been classified as an other than private foundation. Accordingly, no provision for federal and state taxes on revenue and income has been recognized in the accompanying financial statements.
