Mission and Program Overview

Mission

The mission of mercy housing southeast is to directly facilitate the provision of affordable housing to families, seniors, people with special needs, homeless and potentially homeless individuals who would otherwise lack the financial resources to obtain quality, safe housing. Further, mercy housing southast provides a variety of free programs and services to residents of their affordable housing projects which are designed to improve their lives and the communities in which they live.

To develop low-income housing and provide services to low income families, elderly, handicapped, homeless, potentially homeless, or otherwise disadvantaged persons.

The board of trustees of mercy housing, inc., as sole member of mercy housing southeast, has authority over mercy housing southeast in various aspects of operations and management which are set forth in the reserved rights of the bylaws of the subsidiary corporation. The reserved rights held by the mercy housing board of trustees, many of which have been further delegated to the president and ceo of mercy housing, inc., include approval of the following activities: revisions to articles and bylaws; mergers and acquisitions; establishment of new entities; pledging, mortgaging or disposing of all or substantially all assets; obligations of new operating and mortgage debt; and, appointment or removal of governing board members and officers.

The organization's financial statement are audited in accordance with generally accepted accounting principles. The audited financial statements are reported within the consolidated financial statements and supplemental information of mercy housing, inc.

Responsibility for selection of an independent accountant and oversight of the annual audit is reserved by the mercy housing, inc. Board of trustees. Mercy housing, inc., is the sole member of mercy housing southeast.

Financial Statement Notes

PART X, LINE 2:

Mhi and its consolidated nonprofit corporations are exempt from federal and state income taxes under section 501(c)(3) of the internal revenue code and comparable state statutes. Mhi did not have any unrelated business income for the years ended december 31, 2017 and 2016. All nonprofit corporations are required to file tax returns with the irs and other taxing authorities. Accordingly, these financial statements do not reflect a provision for income taxes and there are no other tax positions which must be considered for disclosure. For the years ended december 31, 2017 and 2016, the company did not identify any uncertain tax positions that qualify for either recognition or disclosure in the financial statements. The limited partnerships in which the company has a partnership interest have elected to be treated as a pass-through entity for income tax purposes and, as such, are not subject to income taxes. Rather, all items of taxable income, deductions and tax credits are passed through to and are reported by its owners on their respective income tax returns. The partnerships' federal tax statuses are based on their legal status as a partnership. Accordingly, the partnerships are not required to take any tax positions in order to qualify as a pass-through entity. The partnerships are required to file and do file tax returns with the irs and other taxing authorities. Accordingly, these financial statements do not reflect a provision for income taxes and the partnerships have no other tax positions which must be considered for disclosure. Income tax returns filed by the company are subject to examination by the irs for a period of three years. While no income tax returns are currently being examined by the irs, tax years since 2014 remain open.
