Mission

To provide housing facilities, and in particular, to provide long-term community-based affordable housing for persons with disabilities, and to provide services specially designed to meet their physical, social, and psychological needs, and to promote their health, security, happiness, and usefulness in longer living. The charges for such facilities and services are to be predicated upon the provision, maintenance, and operation thereof on a non profit basis.

Property management services are provided by demarco management corporation. Duties include preparation of rent-up budget and operating budget, preparation of quarterly financial statements, acceptance and processing of rental applications, preparation of leases, verification of eligibility certifications of prospective residents, collection of rents, enforcement of leases, and maintenance and repair of property.

The form 990 is prepared by our external accounting firm and presented to management for review. The form 990 is then presented to the finance committee of the board of directors for their review, after which a copy is sent to all board members for their approval prior to filing with the irs.

PART X, LINE 2:

The corporation has applied for and received a determination letter from the internal revenue service ("irs") to be treated as a tax exempt entity pursuant to section 501(c)(3) of the internal revenue code and did not have any unrelated business income for the year ended september 30, 2019. Due to its tax exempt status, the corporation is not subject to income taxes. The corporation is required to file and does file tax returns with the irs and other taxing authorities. Accordingly, these financial statements do not reflect a provision for income taxes and the corporation has no other tax positions which must be considered for disclosure. Income tax returns filed by the corporation are subject to examination by the irs for a period of three years. While no income tax returns are currently being examined by the irs, tax years since 2016 remain open.
