Form 990, Part X, Line 13 - Note Receivable

The organization has a promissory note from walnut-pixley lp as a result of a land sale. Section 42 regulates the use of the project as to occupant eligibility and unit gross rent, among other requirements. In addition, the partnership has executed a declaration of land use restriction agreement, which requires the utilization of the project as low-income for a minimum of 55 years. Balance at year-end: $681,540

Form 990, Part X, Line 13 - Accrued Interest Receivable

The sale of land enabled the organization to develop low-income housing, since the land was sold to an operating real estate partnership to utilize for low-income housing. Accordingly, based on the facts and circumstances test, the interest income from the installment note is treated as exempt function income and not investment income for determining the public support test. Balance at year-end: $296,892.
