Form 990, Part X, Line 13 - Note Receivable

The organization has a promissory note from walnut-pixley lp as a result of a land sale. Section 42 regulates the use of the project as to occupant eligibility and unit gross rent, among other requirements. In addition, the partnership has executed a declaration of land use restriction agreement, which requires the utilization of the project as low-income for a minimum of 55 years. Balance at year-end: $172,601.

Form 990, Part X, Line 13 - Accrued Interest Receivable

The sale of land enabled the organization to develop low-income housing, since the land was sold to an operating real estate partnership to utilize for low-income housing. In accordance with reg. 1.509(a)-3(m), the interest income from the installment note is treated as gross receipts from exempt function income and not investment income for determining the public support test. Balance at year-end: $1,962.
