“Cda housing, inc. Is involved with the following projects as of december 31, 2021: 1)taft homes 4% was donated to cda housing, inc. From peoria housing auhtoirty for 0. Cda housing serves as the sponsor for an illinois affordable housing tax credit transaction for a 60-unit development in peoria, il, known as taft re-development - 4% lihtc. Cda housing then sold the property to taft 4 redevelopment, llc for fair market value and, in turn, received a seller note for 3,750,000, which payments is subject to available cash flow. 2)union court was donated to cda housing, inc. Cda housing then sold the property to union court mf, llc for fair market value and, in turn, received a seller note for 1,000,000, which payments is subject to available cash flow. 3)per the appraisal completed by novogradac, the current as-is value is 4,000,000 vs the original acquisition value of 1,465,000. Bear bargain sold its interest in the ownership entity (chase o'fallon, llc) for 1,465,000 to cda housing, inc. Which generated a donation of 2,535,0000. Illinois housing devleopment authority provides reservation and certifcation for donation tax credits equal to 50% of the donation's value or 1,267,500. The nfp (cda housing, inc) sold the property to the new owner entity (chevy rehabilitation, llc) for a combo of 1,465,000 cash and a seller note. The donation tax credit certificate was assigned to cda housing, who then transferred the certificate to us bank in exchange for 0.89 per credit.
