Part X, Line 2:

NEHI, Inc. and Northeast Housing Initiative, Inc. qualify as tax-exempt organizations, other than a private foundation, under Section 501(c)(3) and 501(c)(4)of the Internal Revenue Code and therefore, have no provisions for federal income taxes. The Organizations file required income tax returns in the U.S. federal jurisdiction and various states. With few exceptions, the Organizations are no longer subject to the U.S. federal, state and local income tax examinations by tax authorities for years before 2010. The Organizations have concluded no material uncertain tax positions have been taken on any open tax returns. For the current year the Organizations believe all tax positions are fully supportable by existing Federal law and related interpretations and there are no uncertain tax positions to consider.

IRS990/Desc0NEHI, Inc. administers the Purchase/Rehab/Resell program using HUD HOME funds provided through the Nebraska Department of Economic Development (NDED). Households at or below 80% of the Area Median Income qualify for the program. NEHI, Inc. purchases the house, oversees the rehab work done to NDED Rehab Standards and sells the house to the buyer. At the time of sale, the buyer's lender provides approximately 80% of the cost of the house and NEHI, Inc. provides approximately 20%. NEHIs loan is a 0% loan that is deferred until the first loan is paid off, the house is sold or the buyer defaults. NEHI also provides REACH standard homebuyer education and housing counseling. During 2013 NEHI sold 10 homes. Objectives of this program include upgrading existing housing in six counties in northeast Nebraska, increasing affordable housing units in this area, increasing affordable home ownership and helping first time homebuyers navigate the home-buying process. Secondary objectives include revitalizing the general population and the school population, giving young adults the option of staying in the community, and improving the current housing stock and community appearance. Fifteen persons benefitted directly, numerous other professionals, contractors and communities benefitted indirectly.

The Organizations file required income tax returns in the U.S. federal jurisdiction and various states. With few exceptions, the Organizations are no longer subject to the U.S. federal, state and local income tax examinations by tax authorities for years before 2010. The Organizations have concluded no material uncertain tax positions have been taken on any open tax returns. For the current year the Organizations believe all tax positions are fully supportable by existing Federal law and related interpretations and there are no uncertain tax positions to consider.
