The wages and benefits of all top management employees are determined by the personnel committee of the parent company as part of its ongoing wage comparative studies and benefit budgeting process. The process includes independent review, comparability data, and deliberation by a compensation committee.

Administer grant programs on behalf of local municipalities provide counseling and intervention services for tenants, and home owners. Provide comprehensive assistance and direct training for landlords, maintain a hotline and publish a rental registry. In the year ended September 30, 2024 the organization assisted over 263 households with foreclosure prevention counseling and other homeownership services. A total of 22 families received mortgage assistance funds to bring their mortgage or taxes current. Continued on Schedule O.Less than 3% of clients receiving foreclosure prevention services lost their home to a foreclosure. The organization also distributed printed fair housing information to over 563 households, provided business development assistance and rental property management services 28 landlords, and delivered fair housing education in person to over 145 low income tenants. A total of 5,317 landlord, tenants, homeowners and individuals with housing related issues received services through the housing hotline. The Monroe County first time homeownership program counseled and educated approximately 267 potential first time home buyers and 53 households closed on a home for fiscal year ending September 2024.This program is supported by grants and contributions of $1,732,639.

THE HOUSING COUNSELOR WILL COMMUNICATE WITH THE MORTGAGE LENDER, MUNICIPLE TAX OFFICE OR LOAN SERVICER TO VERIFY DELINQUENCY, CONFIRM AMOUNTS DUE, AND DISCUSS POSSIBLE REPAYMENT OR REINSTATEMENT OPTIONS. ONCE APPROVED BY THE HOUSING COUNSELOR AND PROGRAM DIRECTOR, CHECKS ARE ISSUED DIRECTLY TO THE MORTGAGE LENDER OR TAX OFFICE TO BRING THE ACCOUNT CURRENT OR REDUCE ARREARS, HELPING THE INDIVIDUAL RETAIN HOMEOWNERSHIP. FINANCIAL ASSISTANCE FOR RENT PAYMENTS: INDIVIDUALS MAKE APPOINTMENTS WITH INTAKE PERSONNEL. THE INTAKE PERSONNEL VERIFIES THAT THE INDIVIDUAL QUALIFIES FOR ASSISTANCE. THE INDIVIDUAL QUALIFIES BY MEETING RESIDENCY AND INCOME REQUIREMENTS AS WELL AS DEPARTMENT OF HUD DEFINITIONS. ONCE QUALIFIED, THE INDIVIDUAL MEETS WITH A CASE MANAGER . FINANCIAL ASSISTANCE FOR CLOSING COSTS FOR FIRST TIME HOMEBUYERS MONROE COUNTY: INDIVIDUALS MAKE APPOINTMENTS WITH THE PROGRAM COORDINATOR AT THE ORGANIZATION. THE PROGRAM COORDINATOR VERIFIES THAT THE INDIVIDUAL QUALIFIES FOR ASSISTANCE. THE INDIVIDUAL QUALIFIES BY MEETING RESIDENCY AND INCOME REQUIREMENTS AS WELL AS DEPARTMENT THE HUD DEFINITION OF A FIRST TIME HOMEBUYER . ONCE QUALIFIED, THE INDIVIDUAL MEETS WITH A HOMEOWNERSHIP COUNSELOR FROM THE ORGANIZATION. THE HOMEOWNERSHIP COUNSELOR WILL MEET WITH THE INDIVIDUAL, REALTOR, MORTGAGE LENDER AND SELLER TO MAKE SURE THE NEW HOME PURCHASED QUALIFIES FOR SUBSIDY AND THE MORTGAGE MEETS THE PROGRAM'S QUALIFICATIONS. ONCE APPROVED BY THE HOMEOWNERSHIP COUNSELOR AND THE COUNTY EXECUTIVE, CHECKS ARE ISSUED DIRECTLY TO THE INDIVIDUAL WITH INSTRUCTIONS TO BRING TO THEIR CLOSING ATTORNEY. FINANCIAL ASSISTANCE FOR LANDLORDS: INDIVIDUALS SUBMIT A REQUEST FOR ASSISTANCE APPLICATION TO THE ORGANIZATION. THE INTAKE PERSONNEL VERIFIES THAT THE INDIVIDUAL QUALIFIES FOR ASSISTANCE AND SUBMITS THE REQUIRED SUPPORTING DOCUMENTATION. ONCE QUALIFIED, THE SUPERVISOR SENDS AN APPROVAL LETTER. ONCE THE LANDLORD MEETS THE QUALIFICATIONS NOTED IN THE APPROVAL LETTER, THE SUPERVISOR SUBMITS A CHECK REQUEST. THE CHECKS ARE ISSUED DIRECTLY TO THE LANDLORD, CONTRACTOR, OR OTHER COMPANY.
