THIS PROJECT WILL BE RENOVATED FOR SALE TO AN AFFORDABLE INCOME FAMILY AT 80% OR BELOW AMI . 162 PORTER STREET IS A ONE FAMILY PROPERTY THAT CWRI BOUGHT IN OCTOBER 2011. THIS WILL BE A ONE-FAMILY AFFORDABLE HOMEOWNERSHIP. 514 BROADWAY - CWRI IS RENOVATING THIS HISTORIC MANSION INTO FIVE CONDO UNITS.COMMUNITY BUILDING 2ND ANNUAL SOUTH SIDE SHINES ANNUAL CLEAN-UP, ENGAGING 150 NEIGHBORS AND VOLUNTEERS IN BEAUTIFYING THE NEIGHBORHOOD. CWRI STAFF PARTNERED WITH LOCAL NONPROFIT THE STEELYARD TO DESIGN AND INSTALL CUSTOM STREET FURNITURE ON PARKIS AVENUE. THE FURNITURE, CONSISTING ON FOUR PLANTERS, ONE BENCH AND ONE TRASH RECEPTACLE, WERE BUILT BY LOCAL CRAFTSPEOPLE AND SPECIFICALLY DESIGNED TO COMPLEMENT THE VICTORIAN ARCHITECTURE OF THE STREET. FOUR RESIDENT TEENS WERE EMPLOYED FOR THE SUMMER PERFORMING COMMUNITY CARE AND SERVICE THROUGHOUT THE NEIGHBORHOOD. THE TEENS WORKED TO IDENTIFY AREAS IN NEED OF CARE, AND SPENT THREE DAYS A WEEK CLEANING LOCAL PARKS, THE NEIGHBORHOOD MAIN STREET AND RESIDENTIAL AREAS IN THEIR NEIGHBORHOOD. 18 LOCAL YOUTH SPENT THE SUMMER MAINTAINING TWO COMMUNITY GARDENS NEXT TO CWRI RENTAL HOUSING ON LAURA STREET. THE YOUTH MET THREE MORNINGS A WEEK AND CLEANED, PLANTED AND MAINTAINED THE GARDENS. THEY LEARNED ABOUT BASIC GARDEN SKILLS AND NUTRITION WHILE CREATING GARDENS IN A NEIGHBORHOOD WITH VERY FEW GREEN SPACES. THE YOUTH WERE PAID A STIPEND FOR THEIR PARTICIPATION AND PARTICIPATED IN TEAM-BUILDING EXERCISES.FAMILY WEALTH BUILDING CWRI IS ONE OF THE FEW HUD CERTIFIED AGENCIES IN RHODE ISLAND PROVIDING FORECLOSURE PREVENTION COUNSELING, KEEPING OVER 150 PEOPLE IN THEIR HOMES IN 2010-2011. CWRI COUNSELED 85 CLIENT IN HOMEBUYER TRAINING IN FY11. IN FY10, CWRI SERVED A TOTAL OF 114 CLIENTS IN FORECLOSURE PREVENTION COUNSELING. OF THESE 114 CLIENTS, 88 OF THEM RETAINED THEIR HOMES. THE DEMAND INCREASED AND IN FY11, CWRI COUNSELED 186 CLIENTS FOR LOAN MODIFICATION AND FORECLOSURE PREVENTION. CWRI HAS ALERTED OVER 5000 PEOPLE TO THE LOAN MODIFICATION SCAM. CWRI DEVELOPED A COLLABORATIVE WITH JOHN HOPE SETTLEMENT HOUSE AND OTHER CDCS IN THE SURROUNDING AREAS TO PROVIDE FINANCIAL SERVICES TO THE GREATER COMMUNITY. ASSET MANAGEMENTCWRI HAS SIX PROJECTS IN ITS PORTFOLIO FOUR THAT HAVE BEEN DEVELOPED THROUGH THE LOW INCOME HOUSING TAX CREDIT, AND TWO THAT WERE DEVELOPED WITH ARRA TAX CREDIT EXCHANGE FUNDS: ELMWOOD NEIGHBORHOOD REVITALIZATION PHASE I (ENRI): THIS IS THE OLDEST PROJECT IN CWRIS PORTFOLIO. IT WAS COMPLETED IN 1999 THERE ARE 32 UNITS IN ELEVEN BUILDINGS ON SCATTERED SITES ELMWOOD NEIGHBORHOOD REVITALIZATION PHASE II (ENRII): THIS PROJECT WAS COMPLETED IN 2003. THERE ARE 44 RESIDENTIAL UNITS AND ONCE COMMUNITY SPACE (CWRIS OFFICE) IN 13 BUILDING ON SCATTERED SITES. ADELAIDE APARTMENTS: THIS PROJECT WAS COMPLETED IN 2003. THERE ARE 36 UNITS IN TEN BUILDINGS ON SCATTERED SITES. ONE BUILDING WAS NEW CONSTRUCTION. THE OTHER NINE BUILDINGS ARE LARGE-SCALE, VICTORIAN-ERA HOMES AND CARRIAGE HOUSES IN AN HISTORIC DISTRICT.
