Financial Statement Notes

Pt X, Line 2

Grafton Housing Associates, Inc. has adopted FASB 48, Accounting for Uncertainty in income taxes (FIN 48). FIN 48 provides guidance for how uncertain tax positions should be recognized, measured, presented and disclosed in the financial statements. FIN 48 requires the evaluation of tax positions taken or expected to be taken in Grafton Housings tax returns to determine whether the tax positions are "more-likely-than-not" of being sustained by applicable tax authorities. Tax positions not deemed to meet the "more-likely-than-not" threshold, along with accrued interest and penalties, would be recorded as an expense in the current year financial statements. Grafton Housing Associates, Inc. has evaluated the tax postions taken on its previously filed tax returns and those expected to be taken on its current tax return and believes that they are "more-likely-than-not" of being sustained if examined by Federal or State Authorities.

FIN 48 provides guidance for how uncertain tax positions should be recognized, measured, presented and disclosed in the financial statements. FIN 48 requires the evaluation of tax positions taken or expected to be taken in Grafton Housings tax returns to determine whether the tax positions are "more-likely-than-not" of being sustained by applicable tax authorities. Tax positions not deemed to meet the "more-likely-than-not" threshold, along with accrued interest and penalties, would be recorded as an expense in the current year financial statements. Grafton Housing Associates, Inc. has evaluated the tax postions taken on its previously filed tax returns and those expected to be taken on its current tax return and believes that they are "more-likely-than-not" of being sustained if examined by Federal or State Authorities.
