We now own 2 real estate properties in the San Gabriel Valley with a total of 11 units that we rent at 1 3 market rent rates to the blind or visually impaired who meet the Los Angeles County Welfare Income exemption limits. Other assistance may include partial payment of rent for blind or visually impaired people who rent from another party.

Our mission is to promote the general welfare of blind or visually impaired individuals and families by providing affordable rental housing or other assistance that enables them to live independently in the San Gabriel Valley Los Angeles County California.

Part VI, Line 11A

Copies of the complete 990 in digital form were emailed to each board member to review. The Board then meets to discuss any questions or issues related to the completion of the form. Any questions that cannot be resolved are discussed with a Tax Professional and then presented back to the Board. Any required changes or corrections are completed and the Board reviews the final 990 before submission to the IRS.

| Explanation:| Line 24e. We incurred $218.00 in bank fees in 2024. There was a significant amount of money spent on major maintenance projects resulting in a few insufficient funds penalties as well as a couple of bank analysis charges.

Financial Statement Notes

Part IV, line 1A

As part of our Rental Agreement with each tenant we collect a Security Deposit generally equal to one months rent at the time of initial move-in. This amount is only changed when there is a rent increase. The Security Deposit is held in escrow for the tenant. If at the time the tenant moves out there are no significant damages to the property the Security Deposit will be returned in full to the tenant. If there are damages the cost to restore the damaged area is deducted from the Security Deposit and the remaining balance is returned to the former tenant. If the damage exceeds the amount of the Security Deposit none of the Security Deposit will be returned.
