The corporation prepares its financial statements on the fair value basis of accounting which is a basis of accounting other than accounting principles generally accepted in the united states of america. Under this method, the investment in rental property is recorded at estimated fair market value for the purpose of reporting the fair value of the corporation as required by the trust. Revenues are recognized when earned and expenses are recognized when incurred.

Accounting Principles requires management to evaluate tax positions taken by the Corporation and recognize a tax liability if the Corporation has taken a tax position that is more likely than not would not be sustained upon examination by a tax authority. The corporation is subject to routine audits by taxing jurisdictions; however, there are currently no audits for any tax periods in progress.
