During the year the property management portion of the housing portfolio was controlled by viridian management, inc. Until 12/31/24, then succeeded by poised properties through the end of the fiscal year ending 6/30/25.

Form 990, Part VI, Section B, Line 11B

A draft of the 990 return is presented to and reviewed with the board of directors prior to filing with the internal revenue service. The finance committee will review the documentation in draft format. The draft will be reviewed by the finance committee members, chief executive officer, and finance director. The chief executive officer will be the signer of the 990 form.

Form 990, Part VI, Section B, Line 12C

All employees and board members complete an annual conflict of interest document, which is kept on file. The document explicitly states that no officer, board member, employee, or agent shall participate in the selection or administration of a contractor if a real or apparent conflict of interest would be involved. Such conflict would arise if an officer, board member, employee, or agent or any member of his or her immediate family, his or her spouse or partner, or an organization that employs or is about to employ any of the parties indicated herein, has a financial or other interest in the vendor selected. Any individual who accepts gratuities, favors, or anything of monetary value without appropriate approval will be subject to disciplinary action up to, and including termination.

Form 990, Part VI, Section B, Line 15A

The board of directors review performance and recommend compensation adjustments with respect to the chief executive officer, as part of the annual review process. All employees, regardless of title, are evaluated and granted compensation adjustments based on a salary matrix previously approved by the board of directors. Capeco's executive committee of the board meets separately before each scheduled board meeting. In the case of compensation adjustments for the chief executive officer, the executive committee will annually review the chief executive officer's performance and proposed compensation adjustments after appropriate comparable data is provided to the executive committee for analysis. The executive committee will then go into executive session to discuss the proposal and illicit all necessary requests to the full board for approval. This process was last conducted in february 2025.

Financial Statement Notes

PART IV, LINE 2B:

Capeco holds fund on behalf of protected payee clients. The intent of the account is to provide security and administrative support for individuals unable to account for their own financial affairs. Funds are held in a separate cash account.

PART X, LINE 2:

Capeco is incorporated under the nonprofit corporation act of the state of oregon and is operated as a nonprofit organization exempt from federal income taxes under the provisions of section 501(c)(3) of the internal revenue code (irc). Under provisions of section 501(c)(3) of the irc, capeco is exempt from federal income taxes, except for net income from unrelated business activities. As of june 30, 2025 and 2024, capeco had no unrelated business activities subject to federal income tax. Management has evaluated capeco's tax positions and concluded that capeco has not taken any uncertain tax positions that require adjustments to the consolidated financial statements to comply with the provisions of this guidance.

CONCERNED COMMUNITY MEMBERS THROUGH THE AGING AND DISABILITY RESOURCE CONNECTION OF OREGON PHONE LINE, AND HEALTHY BUT ISOLATED AND LONELY SENIORS THROUGH THE REASSURANCE PROGAM. IN THE 2024-2025 FISCAL YEAR CAPECO PROVIDED SERVICE TO 2,655 INDIVIDUALS.
