Modesto affiliated church housing corporation is a not-for-profit corporation formed in accordance with the not-for-profit statutes of the state of california. The corporation was formed for the purpose of operating a 178 unit community known as ralston tower located in modesto, california. The property receives rent subsidies through a housing assistance payments contract with hud. The contract is for a period of twenty years, expiring september 30, 2035, and provides subsidies to eligible residents to enable such residents to live in safe, adequate housing facilities they could not otherwise afford.

The modesto affiliated church housing corporation apartment community is managed by foundation property management, inc., a professional property management company. Foundation property management, inc. Has a project owner's and management agent's certification for multifamily housing projects with the u.s. Department of housing & urban development. Under this certification, hud has approved foundation property management, inc. To manage the modesto affiliated church housing corporation apartment community. The management contract encompasses the day to day operations of the project including, but not limited to, collection of rents, maintenance of facilities, supervision of staff, and ongoing support for both the owners and tenants as needed in order to establish a sanitary and affordable environment. Stuart j. Hartman and david w. Napierskie are compensated by foundation property management, inc. As follows: base compensation of $609,196 and $240,358, other compensation of $8,400 and $4,800, deferred compensation of $37,497 and $0, and nontaxable benefits of $30,631 and $41,335, respectively.

THE PROPERTY RECEIVES RENT SUBSIDIES THROUGH A HOUSING ASSISTANCE PAYMENTS CONTRACT WITH HUD. THE CONTRACT IS FOR A PERIOD OF TWENTY YEARS, EXPIRING SEPTEMBER 30, 2035, AND PROVIDES SUBSIDIES TO ELIGIBLE RESIDENTS TO ENABLE SUCH RESIDENTS TO LIVE IN SAFE, ADEQUATE HOUSING FACILITIES THEY COULD NOT OTHERWISE AFFORD.MODESTO AFFILIATED CHURCH HOUSING CORPORATION NOW FUNDS THE PROJECT THROUGH A SELLER CARRYBACK LOAN, AND IS THE MAJORITY MEMBER OF RALSTON TOWER RHF HOUSING, LLC. THE MAIN PURPOSE OF THIS ENTITY GOING FORWARD WILL BE A FINANCING ARM OF THE LOW INCOME HOUSING PROJECT THROUGH THE NEW PARTNERSHIP.
