Our services included helping clients qualify for down payment assistance, obtain pre-approval letters, and navigate closing requirements. This is substantially more work than a typical mortgage and is done at a loss to provide the borrower the most affordable options. By doing so, we advanced our exempt purpose of expanding access to affordable housing and improving financial outcomes for first-time, low-to-moderate income homebuyers. The income was earned only when a client successfully closed on a mortgage following educational and support services delivered by the foundation, demonstrating alignment with our charitable goals.
