Nueva vida, located at 411 s. Court street in fort collins, is home to over 300 residents representing 68 households (200 adults and 100 children), with a population that is 90% spanish-speaking.

FORM 990 - ORGANIZATION'S MISSION

United neighbors/ vecinos unidos (unvu) was formed in 2021 to support nueva vida (formerly parklane) mobile home park residents to purchase the park, maintain its affordability, and establish a resident ownership and governance model. Nueva vida, located at 411 s. Court street in fort collins, is home to over 300 residents representing 68 households (200 adults and 100 children), with a population that is 90% spanish-speaking. Many residents are from families who immigrated to fort collins from mexico and have lived in the community for more than 15 years, primarily working in minimum-wage and manual labor jobs. The state of colorado has worked to pass legislation to protect the rights of mobile home park residents. Hb20-1201 includes an opportunity to purchase provision, whereby park owners must give homeowners at least 90 days to express interest in purchasing the property and another 90 days to close the purchase. Thanks to this landmark bill, residents and community leaders formed un/vu and, with the help of a pro bono legal team and financing from multiple agencies, successfully purchased the property. As the new owner, un/vu closed on the property on august 1, 2022. Two weeks later, residents held a celebration, announcing the new name of the parknueva vida (new life). Nueva vida became only the sixth mobile home park in the state to move to resident governance/ownership at the time of purchase. This was the result of a rigorous community organizing effort led by and for residents.

Un/vu is a nonprofit corporation and qualifies as a tax-exempt organization under section 501(c)(3) of the internal revenue code. Accordingly, no provision is made in these financial statements for income taxes. Un/vu adopted the recognition requirements for uncertainty in income taxes as required by asc 740-10-50. The standard prescribes a comprehensive model for how an organization should recognize, measure, present and disclose in the financial statements uncertainty in income taxes. Un/vu's income tax filings are subject to audit by various taxing authorities. In evaluating un/vu's tax provisions and accruals, interpretations and tax planning strategies are considered. Un/vu believes their estimates are appropriate based on current facts and circumstances and have not recorded any reserves, or related accruals for interest and penalties for uncertainty in income taxes at december 31, 2024.
