Assist cache valley residents and builders in creating strong communities.

Assist cache valley residents and builders in creating strong communities. Residential home buildiing in northern utah exists in a dynamic environment bounded by three realities, rising costs, rising interest rates, and increasing regulatory burdens. Since the great recession of 2008, utah has seen an historic under investment in new home construction. This decline in construction is driven by unsustainable increases in construction costs, increased regulatory oversight by both local and state authorities and increasing borrowing costs. Construction cost increases are driven by unprecedented price increases in real estate and increases in costs of lumber and other construction materials, most noticably cement. In the face of these pressures the cache valley home builders association works with builders to create a dialogue with cities to create a channel to address over-regulation. FORM 990 - ORGANIZATION'S MISSION

Assist cache valley residents and builders in creating strong communities. Residential home buildiing in northern utah exists in a dynamic environment bounded by three realities, rising costs, rising interest rates, and increasing regulatory burdens. Since the great recession of 2008, utah has seen an historic under investment in new home construction. This decline in construction is driven by unsustainable increases in construction costs, increased regulatory oversight by both local and state authorities and increasing borrowing costs. Construction cost increases are driven by unprecedented price increases in real estate and increases in costs of lumber and other construction materials, most noticably cement. In the face of these pressures the cache valley home builders association works with builders to create a dialogue with cities to create a channel to address over-regulation. At the same time, the cvhba works with the local realtor group to collaborate on solutions that lower home prices. The cvhba also works closely with the utah home builders association promulgate effective state-level solutions to lower or bypass barriers at a local level to new community investment. These efforts are centered around transportation concerns and threats to utah's water supply.

Over the last forty seven years the cvhba has assisted and mentored two generations of home builders through boom and bust cycles. Starting the with the hostile financial environment of the late 1970s and 1980s often referred to as "stag-flation" brought on by untilmately destructive long- term fiscal policy aimed at financing nation security interests without raising taxes the cvhba worked with home builders to weather the inimical conditions in the nearly two decade period in the 1970s into the 1990s where new-construction interest rates sometimes exceeded 13% and were rarely below 8% with innovative multi-regional approaches that allowed the construction community in norther utah to survive the unavoidable and necessary paid of the volker years. Cvhba led the way in creating the cache valley parade of homes, an annual event that provided home builders with a way to market their homes, and a vehicle to build long-lasting reputations of quality home building that endures nearly fifty years on. The cache valley parade of homes has, under the leadership of the cvhba continued to provide innovative solutions that allowed the builders to weather the pandemic-impossed restrictions that led to the challenging environment of the 2019-2020 years.

The cvhba has provided inexpensive eductional opportunities that have trained and taught two generations of general contractors and speciality trades to adapt to a rapidly changing technological environment and to react with innovation and forethought to new and difficult problems. Cvhba has built an education program around the bi-annual licensing needs mandated by the utah department of professional licensing and crafted low- cost yet highly effective onsite training programs to enable contractors to meet their evolving licensing requirements and do so with flexibility.
