“For 31 years, the inn between (tib) has led the charge in combating homelessness in the st. Vrain valley. Initially, operating under family extensions, tib was established in 1993 by 23 community agencies aiming to provide affordable housing and support services to break the cycle of homelessness. It gained independent 501(c)(3) status in 1999. What started with 31 units has grown to 87 units across six buildings in longmont. The inn between serves low-income individuals and families by providing not only affordable housing but also comprehensive, individualized support services designed to promote long-term stability, economic independence, and self-sufficiency. Our housing programs are structured to meet the varying needs of low-income households, including: permanent housing (ph): provides long-term, affordable housing for seniors, individuals with disabilities, and those with complex needs, along with guidance to essential therapeutic supports. Next step housing (nsh): provides long-term, affordable housing with integrated capacity-building activities that promote economic mobility. Re-entry housing (reh): short-term housing that helps individuals transition successfully from the justice system or homeless shelters. Wesley townhomes the heart of longmont church, inspired to help ease the housing burden for low-income families, donated a 0.802-acre church site parcel to the inn between for development. The wesley townhomes site has been in process since 2022 and is scheduled to be completed by november 2025 at an overall costs of 5.6 million. These 11 permanent housing rental units with an on- site community center and support services will serve up to fifty adults and children. These units are considered permanent and not limited in length of their tenancy. 7 units will serve 40% ami households and 4 units for 30% ami households. Two apartments will be ada accessible and will have neuro-inclusive design elements. 1886 hover the project at 1886 hover will give the inn between of longmont the opportunity to serve a larger pool of mixed incomes within a mixed-unit setting set on 1.37 acres. Proposed are 40 apartments within a 3-story, high density concept of 7 studios, 24 one-bedrooms, and 9 two-bedrooms: all with one bathroom and a fully functioning kitchen. Other amenities on site include additional storage lockers, a multipurpose community room, and an education/training center at no cost to residents. Laundry machines, a community garden, and a small playground are also offered. Apartment rental pricing will span from 20% to 60% area median income, with an overall average of 43.75%. The inn between of longmont, inc. Intends to use a portion of the commercial space for its permanent corporate office (approx. 2,000 sq. Ft.). The site location is under contract to buy, which also includes the entitlement work previously done by the ownership. Zoning and site plan approval occurred in 2023 and with it, the architectural design and civil engineering work were completed. The financing required to close on the 2,250,000 land purchase is expected to be through two key partnerships, in addition to the chfa land banking funding of 1,750,000. The city of longmont awarded the inn between a 400,000 low-interest loan for this proposed site and a local church has offered a line of credit to secure the remaining 100,000. The scheduled closing is set for march 29, 2025. Once the parcel is officially owned, the inn between intends to pursue 2026 lihtc credits. Immediate grant funding will be aggressively pursued in 2025 and 2026 by seeking local, county, and state grant funding mechanisms. With capital gap funds confirmed, a construction timeline for the year 2027 is tentatively planned.”
