Form 990, Part VI, Line 3: Description of Delegated Duties to Management Company

The organization contracts with a management company to manage the Mapleton Mobile Home Park. Duties include advertising the premises, collecting rents, hiring and supervising all personnel required for operation and maintenance of the premises, monitoring and inspecting the premises, contracting with vendors for insurance, utilities, etc. and performing all bookkeeping services for the organization.

The organization is organized with 135 members; one for each unit in the Mapleton Mobile Home Park.

Form 990, Part VI, Line 7A: How Members or Shareholders Elect Governing Body

All resident-owners living within the Mapleton Park subdivision are members. Officers are elected from among the members.

Form 990, Part VI, Line 7B: Describe Decisions of Governing Body Approval by Members or Shareholders

The privileges of holding office, introducing motions, floor debate and voting shall be limited to the members. Each member shall be entitled to one vote per unit on each matter submitted to a vote of the membership.

The Form 990 is given to the current Board President to review, and she distrutes it to the rest of the Board for review, before filing.

IRS990/Desc0The Organization's main activities are to lease the park land from Thistle Community Housing under a 99-year, renewable lease, and manage the operations of the mobile home park and the rental of homesites to individual resident home owners. A minimum of 80% of the homes are designated permanently affordable. The MHA also educates and advocates for mobile home owners throughout the park. MHA also periodically donates money to Thistle (a 501(c)(3) Organization and the owner of Park Land), so that they could work on improving infrastructure at the park. A total of 150 residents were served by our programs in the current year.

Duties include advertising the premises, collecting rents, hiring and supervising all personnel required for operation and maintenance of the premises, monitoring and inspecting the premises, contracting with vendors for insurance, utilities, etc. and performing all bookkeeping services for the organization.
