Members or stockholder classes and rights Part VI line 6

Form 990, Part VI, Section A, Line 6 - The associations members include every person or entity who is a record owner of a fee or undivided fee interest in any Lot that is subject by covenants or record to assessment by the association. The association has three classes of voting membership: Class A members shall be all Owners with the exception of the Declarant, and shall be entitled to one vote for each Lot owned;Class B members shall be any bona fide Owner who is engaged in the process of constructing a residential dwelling on any Lot for sale to consumers, and shall be entitled to one vote for each Lot in which they hold the interest required for membership; Class C member shall be the Declarant, and shall be entitled to three votes for each Lot owned.

The associations members have the power to elect all of the individuals serving on the board of directors. Class A members shall be all Owners with the exception of the Declarant, and shall be entitled to one vote for each Lot owned. Class B members shall be any bona fide Owner who is engaged in the process of constructing a residential dwelling on any Lot for sale to consumers, and shall be entitled to one vote for each Lot in which they hold the interest required for membership. Class C member shall be the Declarant, and shall be entitled to three votes for each Lot owned.

Governance decisions reserved for the members include: amending the governing documents, electing or removing directors, increasing regular assessments above a set threshold, levying special assessments, borrowing money, dedicating or transferring common properties, mergers and consolidations, annexing additional residential property and common properties, and dissolving the association. Class A members are all Owners except the Declarant, with one vote per Lot; Class B members are bona fide Owners constructing residential dwellings for sale, with one vote per Lot in which they hold the required interest; Class C member is the Declarant, with three votes per Lot owned.
