The organization has a management agreement (the agreement) with a management company, nelson & associates, inc., through june 30, 2025. Nelson & associates, inc. Provides management, accounting, compliance, and certain administrative services to the organization, including leasing operations. Under the agreement and in accordance with 7 c.f.r. 3560.102 (j), the management fee is $70 per occupied unit per month. For the year ended december 31, 2024, the organization recorded management fees of $41,357 which are included in administrative expenses in the accompanying statement of activities.

Financial Statement Notes

PART X, LINE 2:

The organization is exempt from federal income taxes as an organization described in section 501(c)(3) of the internal revenue code (irc). The organization has been classified as a publicly supported organization, which is not a private foundation under section 509(a) of the irc. As a result, there is no provision for federal income taxes in these financial statements. Management analyzes tax positions in jurisdictions where it is required to file income tax returns. Based on its evaluation, management did not identify any tax positions for which it is reasonably possible that the total amounts of unrecognized tax benefits will significantly increase or decrease. Interest and penalties attributable to income taxes, if any, are included in operating expenses. No such interest or penalties were recorded for the year ended december 31, 2024.
