BAAHA provides educational, counseling, and administrative services for low to moderate income first time home buyers throughout the San Francisco Bay Area region. Resources and services are organized and delivered through administrative support BAAHA provides to municipalities. BAAHA maintains a website as a clearinghouse for information. BAAHA educates, counsels, and helps fifty to one hundred first time homebuyers directly and also provides information through our clearinghouse to thousands more potential first time homebuyers.

Program Services

DescriptionGrantsExpenses
Through our administration of the sales of new and existing below market rate housing for municipalities, BAAHA directly places first time homebuyers of low to moderate income into homeownership. BAAHA on average is involved in 5-10 sales a year. These expenses are included in our professional and contractor fees. The approximate expense through these fees is $$35,975.$0$35,975
BAAHA oversees the refinances of low to moderate income below market rate (BMR) housing inventory for multiple municipalities and checks through monitoring that the program restrictions are maintained. The refinance oversite ensures the refinance falls within set parameters and thereby protects both the BMR owner and the city. Due to the higher interest rates BAAHA refinance requests were low. BAAHA is monitoring over 300 BMRs. By monitoring the activities associated with the properties, BAAHA helps to ensure that the cities' interests in BMR properties are not jeopardized and therefore their programs can continue. These expenses come through the Program Services contract expense and through administrative services. The approximate expense for Monitoring is $20,000.$0$20,000
BAAHA counsels and informs potential low to moderate income First time home buyer households about homeownership process. BAAHA works with Hud Certified counseling agencies and with Cities to promote and sponsor HUD counseling workshops. Direct payment to HUD certified agency is $2,230. Approximate expense through fees is $5,000. BAAHA also maintains a website as a clearinghouse to educate the public concerning Inclusionary housing and down payment assistance programs for moderate to low income first time homebuyers. The website is also used to inform potential low to moderate income first time homebuyers of opportunities that are being administered by BAAHA. Through our website and through applications we have developed a database which is used to send out notifications to interested low to moderate income first time home buyers when opportunities arise. Our website is visited by an average of 2,732 visitors a month. The expense amount listed covers direct expense and expense through professional fees. Clearinghouse direct expense of $1,571. Administrative cost $6,000.$0$14,891
