The form 990 is prepared by an outside accounting firm. It is provided to the president and the secretary/treasurer for their review. An electronic copy is provided to the board prior to filing with the irs. The return is also reviewed by the entire board at the next meeting.

Form 990, Page 6, Part VI, Line 12C

The conflict of interest policy covers directors, officers and employees of the organization. The responsible person is to disclose the circumstances of a conflict of interest or potentional conflict of interest to the chair. The chair will determine whether there exists a conflict of interest as defined by the organization's policy. Any conflicts are to be disclosed at a meeting and documented in the minutes of the meeting. The responsible person shall not participate in the discussion of the matter, except to provide material facts and respond to questions. The responsible person must abstain from voting and not be counted for quorum. The policy is reviewed annually by each member of the board of directors. Additionally, the organization has each person complete an annual questionnaire to review for any potential or known conflicts.

The programs include providing low income housing through sales of houses on seller-financed notes. Each participant's loan arrangement includes an escrow arrangement for insurance, taxes and home warranties related to the property. Any excess escrow funds would be due back to the participant in the event the related note obligation is paid off.
