The organization has entered into a management agreement with a management company, minix realty co., inc., for day-to-day management of the apartment community as is common practice for owners/operators of hud-assisted rental communities.

The return is prepared by a certified public accounting firm and provided to the management company for initial review and approval. After any questions and comments from the management company are addressed, the return is provided to the board of directors for final review and approval. After any questions and comments from the board of directors are addressed, the final approved return is signed by the designated board officer and filed.

Financial Statement Notes

PART X, LINE 2:

The housing corporation is classified as exempt from federal income tax under section 501(c)(3) of the internal revenue code. Therefore, no provision for income taxes is included in the financial statements. The housing corporation has adopted the provisions of fasb asc 740-10 income taxes. It requires that a tax position be recognized or derecognized based on a 'more-likely-than-not' threshold. This applies to positions taken or expected to be taken in a tax return. The implementation of asc 740-10 had no impact on the housing corporation's statement of financial position or statement of activities. The housing corporation does not believe its financial statements include any uncertain tax positions and that no income taxes are due for its activities. Therefore, no provision for income taxes is included in the financial statements.

IT REQUIRES THAT A TAX POSITION BE RECOGNIZED OR DERECOGNIZED BASED ON A 'MORE-LIKELY-THAN-NOT' THRESHOLD. THIS APPLIES TO POSITIONS TAKEN OR EXPECTED TO BE TAKEN IN A TAX RETURN. THE IMPLEMENTATION OF ASC 740-10 HAD NO IMPACT ON THE HOUSING CORPORATION'S STATEMENT OF FINANCIAL POSITION OR STATEMENT OF ACTIVITIES. THE HOUSING CORPORATION DOES NOT BELIEVE ITS FINANCIAL STATEMENTS INCLUDE ANY UNCERTAIN TAX POSITIONS AND THAT NO INCOME TAXES ARE DUE FOR ITS ACTIVITIES.
