Families in need of a decent place to live build safe and affordable homes in partnership with us. Habitat houses are modestly sized. They are large enough for the homeowner family's needs, but small enough to keep construction and maintenance costs affordable. By using the labor of volunteers and prospective homeowners, employing efficient building methods, keeping house sizes modest, using donated construction materials and appliances, and issuing no-profit loans, habitat makes its houses affordable for low-income families to purchase. Affordable homeownership helps create the conditions that free families from instability, stress and fear and encourage self-reliance and confidence. Studies show that strong and stable households are foundational to child development and growth. When a home fosters - instead of hinders - health and safety, families can flourish. Owning an affordable home also allows homeowners to lift up their entire family by saving for their futures and investing in educational opportunities, bolstering job opportunities and career growth. In 2024, macon area habitat for humanity constructed and closed on 6 new homes and ended the year with another 7 under construction. We have now directly served almost 150 families in bibb and jones counties since 1986 with over 70 of these families living in lynmore estates, four in pleasant hill and four in napier heights. The organization celebrated with 3 habitat families who have paid off their homes. Continued success of the restore contributed almost 250,000 in sales to further our mission. In 2023, macon area habitat for humanity was awarded 500,000 in america rescue plan funding from macon-bibb county and a matching grant of 500,000 from the peyton anderson foundation. This funding supported the construction of 8 new homes, 4 in lynmore estates and 4 in napier heights which were all under construction in 2024. In early 2024, macon area habitat for humanity entered into a 3 year management agreement with the habitat for humanity affiliate in milledgeville-baldwin county to support the revival of the habitat mission in the area and help build 4 new houses through a chip grant.

Form 990, Part XI, Line 9

Return of advance of grant revenue -160,610 during a previous year, the organization (mahfh) received an advance from a local government entity for the neighborhood stabilization program (nsp) and the home program. Under these programs, the government provides funding to mahfh to build a certain number of homes following the organization's homeowner mortgage model. Mahfh collects the mortgage principal payments from the homeowners and repays the funding source quarterly to replentish the program funds. These revolving funds are restricted by the government to be available for future nsp and home eligible projects. The advances were recorded in years past as grant revenue rather than advances/revolving loans. The other decrease in net assets totaling 160,610 represents the total amount repaid to the government for the nsp and home related projects during the year ended june 30, 2024.

Part of the monthly mortgage payments received are put into escrow accounts that habitat maintains. These funds are used to pay the real estate taxes and insurance expenses for the homeowners.

OWNING AN AFFORDABLE HOME ALSO ALLOWS HOMEOWNERS TO LIFT UP THEIR ENTIRE FAMILY BY SAVING FOR THEIR FUTURES AND INVESTING IN EDUCATIONAL OPPORTUNITIES, BOLSTERING JOB OPPORTUNITIES AND CAREER GROWTH. IN 2024, MACON AREA HABITAT FOR HUMANITY CONSTRUCTED AND CLOSED ON 6 NEW HOMES AND ENDED THE YEAR WITH ANOTHER 7 UNDER CONSTRUCTION. WE HAVE NOW DIRECTLY SERVED ALMOST 150 FAMILIES IN BIBB AND JONES COUNTIES SINCE 1986 WITH OVER 70 OF THESE FAMILIES LIVING IN LYNMORE ESTATES, FOUR IN PLEASANT HILL AND FOUR IN NAPIER HEIGHTS. THE ORGANIZATION CELEBRATED WITH 3 HABITAT FAMILIES WHO HAVE PAID OFF THEIR HOMES. CONTINUED SUCCESS OF THE RESTORE CONTRIBUTED ALMOST 250,000 IN SALES TO FURTHER OUR MISSION. IN 2023, MACON AREA HABITAT FOR HUMANITY WAS AWARDED 500,000 IN AMERICA RESCUE PLAN FUNDING FROM MACON-BIBB COUNTY AND A MATCHING GRANT OF 500,000 FROM THE PEYTON ANDERSON FOUNDATION. THIS FUNDING SUPPORTED THE CONSTRUCTION OF 8 NEW HOMES, 4 IN LYNMORE ESTATES AND 4 IN NAPIER HEIGHTS WHICH WERE ALL UNDER CONSTRUCTION IN 2024. IN EARLY 2024, MACON AREA HABITAT FOR HUMANITY ENTERED INTO A 3 YEAR MANAGEMENT AGREEMENT WITH THE HABITAT FOR HUMANITY AFFILIATE IN MILLEDGEVILLE-BALDWIN COUNTY TO SUPPORT THE REVIVAL OF THE HABITAT MISSION IN THE AREA AND HELP BUILD 4 NEW HOUSES THROUGH A CHIP GRANT.
